About this project

On the first floor, 115 sqm terraces sit on the podium roof

On the first floor of Ajman Pearl Tower C1, the largest two-bedroom unit comes with 115.71 sqm of private terrace, more than the indoor floor area of many family apartments in Ajman. GJ Properties set this level apart from the rest of the tower. These units extend their living space onto the podium roof, while typical floors only get balconies of a few square metres. The scheme totals 208 units spread across 26 residential floors, sitting above a ground floor and seven podium levels. Handover is set for December 31, 2027, on a freehold basis, in the Al Rashidiya 1 district where the developer already has several projects underway.

Eight terrace units, from 153 to 331 sqm gross

The brochure lists eight unit types on this first floor. The two one-bedroom types come in at 153.09 sqm gross, including 43.65 sqm of terrace. The two-bedroom types range from 262.87 sqm (66.77 sqm terrace) to 331.63 sqm (115.71 sqm terrace), and types 4 and 5 combine an 87.70 sqm terrace with a smaller balcony. Gross area includes these outdoor spaces: strip out the terrace, and the indoor layout is close to that of the typical floors. These units are rare within the tower and should be priced separately. They target buyers who want real outdoor space without trading an apartment for a villa.

Three out of four units have two bedrooms

Of the 208 apartments, 156 are two-bedroom units and 52 are one-bedroom units. This 75% split puts the tower at the opposite end of the spectrum from Ajman Creek Tower 3 nearby, which leans heavily toward smaller units. GJ Properties is clearly targeting families here rather than studio investors. On a typical floor, the one-bedroom unit measures 102.41 sqm gross. The two-bedroom units range between 163.22 and 200.66 sqm. In Ajman, where new one-bedroom units often come in under 80 sqm, these sizes are generous and will push up the entry price.

Closed kitchen, guest toilet and walk-in closet

Floor plans for the odd-numbered floors (3rd to 25th) show a closed kitchen, still a popular choice among Gulf families who cook frequently. Every apartment, including the one-bedroom, has a guest toilet separate from the bathroom. The largest two-bedroom unit has a living room measuring 7.67 by 5.82 metres, a master bedroom of 5.32 by 5.66 metres, and three balconies. Types 2, 4 and 5 add a walk-in closet of roughly 4.5 to 5.5 sqm. In the one-bedroom units, the bedroom measures 5.64 by 3.72 metres, wider than the living room itself. Finishes described stick to a neutral palette, with no named tap or kitchen brand.

Seven podium levels beneath 26 floors

The tower totals 34 levels: ground floor, seven podium levels and 26 residential floors. The podium houses covered parking, freeing up the street and explaining the height of the first habitable floor. The podium roof carries the private terraces and shared amenities: a communal pool, a landscaped garden and a children's play area. Ground-floor retail and storage units round out the project, with access control and CCTV. The light-coloured facade stays understated. No architect is named in the documents provided.

City Centre 5 or 10 minutes away, depending on the source

Travel time figures vary between documents. The fact sheet puts Ajman City Centre at 5 minutes, the brochure at 10. Sharjah Airport is listed at 20 to 25 minutes and Dubai Airport at 28 to 30 minutes, figures that depend heavily on traffic along the Ajman Sharjah corridor at peak hours. Ajman Beach and Amina Hospital sit around ten minutes away, Ajman University at 15. The brochure also cites Al Marjan Island in Ras Al Khaimah at 48 minutes, relevant for anyone following the neighbouring emirate's upcoming casino resort.

A developer already well established in Al Rashidiya 1

GJ Properties is developing the Ajman Creek Towers, Oasis Tower 3 and the Barajeel towers in this same district. Pearl Tower C1 is therefore part of a rapid densification of Al Rashidiya 1, which the brochure links to Ajman Downtown. For buyers, this concentration cuts both ways: amenities will follow the growing population, but direct rental competition between towers from the same developer is also likely. With handover set for late 2027, C1 will hit the market alongside several of its neighbours. Its larger unit sizes and terrace units are its strongest arguments for standing out.

Al Rashidiya 1

Straddling the boundary between Ajman and Sharjah, Al Rashidiya 1 is one of the most established residential pockets in Ajman. This sub-community of the wider Al Rashidiya district is known for its mid-rise apartment buildings, its creek-front setting and its short hop to Ajman Free Zone. For tenants and buyers searching for apartments in Al Rashidiya 1, it pairs everyday convenience with some of the most accessible prices in the UAE.
