170 sqm two-bedroom units with maid's room, facing Ajman's Khor

On a typical floor of Oasis Tower 3, half of the eight units are two-bedroom apartments exceeding 166 sqm, each with a maid's room. In Ajman, this layout has become uncommon in new towers. Most recent developments favour compact units that rent out more easily. GJ Properties has taken a different route here: fewer units per floor, generous layouts and open views over the city and the Khor (Ajman's creek). Handover is set for 31 December 2027, with freehold ownership open to all nationalities.

28 levels, eight units per floor

The building comprises a ground floor, seven podium levels and twenty residential floors. On the typical floor plan, units 01, 04, 05 and 08 occupy the corners as two-bedroom layouts, while units 02, 03, 06 and 07 share the centre as one-bedroom apartments. The façade follows a plain contemporary design, with large glazed openings and balconies on every unit. The site plan shows a main road on one side and neighbouring plots on the other two. Depending on orientation, not every unit will enjoy the open views shown in the renders. Before booking, buyers should check where each unit sits in relation to the Khor.

The two-bedroom layout, built for a family with staff

Two-bedroom units range from 161.91 to 172.07 sqm. The living room measures 34.80 sqm, the two bedrooms 14.50 and 14.80 sqm, and the kitchen between 9.30 and 11.40 sqm depending on the unit. The maid's room, with its attached WC, clearly targets expat families who employ domestic help. The 10th floor is the exception: its plan shows only three two-bedroom units, with unit 01 dropping to 161.91 sqm. The building allows pets, still uncommon in Ajman residences and a point in its favour for this type of occupant. A pool, gym, concierge and ground-floor cafes round out the amenities.

One-bedroom units above 90 sqm

Most one-bedroom units fall between 92 and 93 sqm, with a 20.10 sqm living room and a bedroom of roughly 16 to 17 sqm. That is well above the segment average in the emirate. Balconies, however, stay modest, between 3.60 and 4.30 sqm. Careful readers will spot an inconsistency in the brochure. Unit 06 is listed at 86.86 sqm for 995.29 square feet, a figure that actually works out to around 92.5 sqm. On the 10th floor, unit 02 drops to 83.92 sqm. Buyers should get the exact area confirmed in the sales contract.

A brochure that names its material references

For once, the developer has published an actual finishes schedule. Hallway and living room floors use Titan Concrete Off White porcelain stoneware, and walls are painted in referenced NCS shades (S 1002-Y20R generally, S 2005-Y40R for the accent wall). In the kitchen, upper cabinets are finished in Daintree laminate, with Raphael Madonna used for the countertop and backsplash. Walls and floors are tiled in Revive Concrete Active White. In the bathrooms, the accent wall is New Travertino Ivory and the floor is Clay Stone White R10, a slip-resistant grade suited to wet areas. Buyers can therefore compare these specifications against competing projects.

10% on signing, payment spread over six years

The brochure states a 10% down payment with a payment plan spread over six years. Given a handover date of late 2027, this means part of the price will still be due after the keys are handed over. The detailed payment schedule is not included, and it should be the first document buyers request. GJ Properties is already building several towers in the same Al Rashidiya 1 area, including Ajman Creek Towers and Barajeel. Oasis Tower 3 therefore adds to an already substantial local supply, something buyers should factor in for both resale and rental prospects. By car, Ajman Free Zone is about 5 minutes away, City Centre and the Corniche 10 minutes, Sharjah Airport 20 minutes, and Dubai Airport 30 minutes.
