Here, buyers are touring a finished building in the Aalia district. The property is modest in scale. It has a ground floor, four parking levels and eight residential floors, all made up of two-bedroom apartments.

A finished building in an otherwise off-plan portfolio

GJ Properties is mainly active in Al Rashidiya 1 and Al Amerah. There, the developer stacks towers of 25 to 43 floors, with payment plans that stretch out after handover. Al Ghoroub Tower works on a different logic. It requires no bet on a construction timeline, nor on whether finishes will match the 3D renders. Investors can check the common areas, each unit's actual orientation and the build quality on the spot. In exchange, they won't find the post-handover payment schedules that make the developer's off-plan towers accessible with a small down payment.

Four parking levels for eight floors of homes

The ratio stands out as soon as you look at the building's layout. Of the thirteen levels, four are set aside for covered parking, nearly a third of the above-ground height. For a building with eight residential floors, that amount of space suggests generous parking allowance per unit, which matters in Ajman, where most households get around by car. This base also shapes the facade design. GJ Properties went with clean lines, large panoramic glazing and balconies with glass balustrades. Light-coloured decorative panels alternate with dark glazing, a combination that gives the building a contemporary, understated look rather than any kind of architectural statement.

Two-bedroom only: who is this for?

The developer settled on a single layout: the two-bedroom apartment. There's no studio or one-bedroom option for smaller budgets, and no three-bedroom unit for larger families. The choice targets couples with one or two children and groups of working professionals sharing a flat. These tenants come to Ajman looking for more space than they'd get in Sharjah or Dubai, at a lower rent. For a landlord, this uniformity makes it easier to compare rents across units in the same building. It also concentrates risk on a single segment of demand, something worth weighing before buying more than one unit here.

Oven, hood, dishwasher and dryer included

Every unit comes fitted with a cooker, a hood, a dishwasher and a dryer from a European manufacturer. The brand name isn't disclosed. In Ajman, many buildings in this category are still handed over with bare kitchens, leaving owners to fit them out before renting. The dryer, less common than the dishwasher in this segment, addresses a real need for families who don't want to hang laundry out on the balcony. As for shared amenities, the listing mentions only a lobby described as spacious and the covered parking: no pool or gym are listed, which points to potentially contained service charges.

Aalia, a district linked to the main roads

The tower sits in Aalia, an Ajman area where Tiger Group is also developing its planned Tiger Downtown district. The developer mostly emphasises road access. Major highways can be reached quickly, and other parts of the emirate stay within easy reach. For professionals working in Sharjah or Dubai, that proximity matters more than views or leisure facilities. Some caution is warranted, though. No precise distance to a highway interchange, school or shopping centre is given, so buyers will need to check commute times during peak hours themselves.
