519 studios and one-bedrooms out of 691 units: Lily Tower targets small-format living in Ajman

Out of the 691 units at Lily Tower, 519 are studios or one-bedroom apartments. That's three units out of every four. Tiger Group is placing this tower within Tiger Downtown, the master-planned district it's building around a lagoon in Aalia, just north of the Sharjah border. The building stacks 34 residential floors on top of a podium of parking and retail, with an entire level set aside for the Health Club. Sales are set to launch on October 3, 2026, with handover pencilled in for the fourth quarter of 2029. The status is freehold, in line with every project across the master plan.

Three units out of four fall below two bedrooms

The brochure lays out the unit mix in detail. There are 212 studios (31% of the total), 307 one-bedroom apartments (44%), 138 two-bedrooms (20%) and just 34 three-bedrooms, under 5%. Spread across the 34 occupied floors, that works out to roughly twenty units per level, a high density that confirms the small-format focus. This profile is built primarily for year-round rentals. Three-bedroom units remain a secondary offering, and larger families will find more options in the district's other towers.

Ten levels of parking beneath the apartments

Parking spans ten levels: two basement floors, ground level and seven above-ground parking floors. The first apartments therefore start above this podium, giving them an immediate elevated view over the lagoon and parks. Ground level hosts three shops and two showrooms facing the street. On the facade, Tiger Group points to clean geometric lines, wide panoramic glazing and contrasting vertical accents. No architect is named in the documents provided.

A Health Club floor at the top of the tower

The tower's dedicated amenities are concentrated on the level branded as the Health Club. It includes an adults' pool, a children's pool, a shared jacuzzi and an indoor gym. The wellness offering covers a sauna, a hammam and outdoor yoga terraces. A multipurpose hall and a children's play area round out the program. Grouping these functions on a single floor simplifies management for the owners' association and avoids scattering shared spaces across the podium.

375 metres of lagoon and 3km of jogging tracks

Residents also get access to the amenities of Tiger Downtown itself. The lagoon runs 375 metres long across a 13,795 sqm water surface, with a jetty, kayak launches and boat rides. Two jogging loops are laid out, an outer one measuring 2,190 metres and an inner one at 900 metres. The master plan also includes an amphitheater, a mosque, a multipurpose dome, four play areas and a food truck zone. The brochure also lists neighborhood services: a health center, a nursery, a library, a post office and a police station.

Sharjah ten minutes away, Downtown Dubai forty

The stated travel times put Sharjah at ten minutes, Sharjah Golf at twelve, and Sharjah International Airport at thirteen, the same as the Al Zorah nature reserve. Ajman Beach is fifteen minutes away and Umm Al Quwain twenty. Dubai Airport takes about thirty minutes and Downtown Dubai forty, assuming smooth traffic along Sheikh Zayed Street. The buyer profile that emerges is fairly clear. It's employees working in Sharjah or northern Dubai looking for lower rent, alongside investors banking on that rental demand.

Three years between launch and handover

Between the October 2026 sales launch and the handover date of December 15, 2029, just over three years will pass. For a 691-unit tower built on a podium, that timeline sits within the norm for the UAE market. Lily Tower joins the projects Tiger Group has already launched in Aalia, including Orchid Towers and Rockhill Tower. The project's success will also hinge on progress across the district's shared spaces, the lagoon and parks above all, since much of what's being sold here is that surrounding environment. Buyers would do well to track the overall phasing of Tiger Downtown just as closely as construction on the tower itself.
