Grid Properties opted to plant a tree roughly fifty years old in the lobby of Enchante. It sounds like a minor detail. In fact it sums up the developer's approach in Arjan: stand out through tangible features in a district where mid-rise blocks keep multiplying. The building has a basement, a ground floor, two podium levels, six residential floors and a roof. The unit mix is limited to studios and one and two bedroom apartments, sold freehold, with handover scheduled for 13 December 2028. The scheme is therefore aimed at first-time buyers and buy-to-let investors rather than buyers looking for large family layouts.

With only six residential floors, Enchante remains a low-rise building by Dubai standards. The two-storey podium houses the shared amenities and a landscaped zone reserved for residents, which keeps the homes set back from street level. The brochure describes three distinct volumes connected by continuous facade bands and vertical elements. White frames highlight the geometry of the building. On the joinery side, the developer specifies an Alumil system (or equivalent) with sliding doors onto the balconies and double glazing, a detail that helps cut cooling costs in summer.

Studio, one bedroom, two bedroom: three layouts, nothing more

The unit mix stays tight. The studio layout relies on a defined entryway and built-in storage, which avoids the feel of a single room opening straight onto the corridor. The one bedroom apartment extends the living room onto what is described as a generous balcony. The two bedroom unit clearly separates living areas from private ones, with a corner balcony. Every unit comes with custom-built wardrobes in the bedrooms and a combined washer-dryer, a feature that short and mid-term tenants pay close attention to.

Daikin, Kone, Grohe: a specification sheet with actual brand names

The brochure deserves credit for naming brands, even if the "or equivalent" clause leaves the developer some leeway. Cooling runs on a Daikin or LG VRF system, while lifts come from Kone, Schindler or Mitsubishi. Bathrooms pair Grohe fixtures with wall-hung Geberit toilets and concealed cisterns, showers without a visible fixed partition, and frameless glass screens. In the kitchen, quartz countertops, soft-close doors and built-in Electrolux appliances: a 30cm hob in studios, 60cm in one and two bedroom units. Electric vehicle charging points will be installed in part of the parking area, though no number is specified.

The amenities list goes beyond what is typical for a building of this size. Three outdoor temperature-controlled pools are planned: a lagoon-style family pool, a lap pool and a splash pad for children. The wellness area brings together a spa, sauna, steam room and massage rooms, alongside a gym, a yoga space and a meditation zone. The most unusual feature is the recording studio, described as a private podcast space, which sits alongside a coworking area. Pet owners get a dedicated dog lawn, and retail space will occupy the ground floor of the building.

Two minutes from Miracle Garden, ten from the E311

Arjan sits between Al Barsha South and Motor City, along Umm Suqeim Road. Enchante claims roughly two minutes to Dubai Miracle Garden and Dubai Butterfly Garden, and three to Dubai Autodrome. Families will note the proximity of Nord Anglia International School and Australian International School, both listed at two minutes away. For working professionals, Dubai Science Park and Dubai Hills Business Park are around ten minutes away, with Business Bay and Downtown at twenty. The E311 and E44 highways meet in about ten minutes, and Dubai International Airport (DXB) is twenty-five minutes away.

Grid Properties cites over 30 projects across three countries

The developer points to a portfolio of more than thirty completed projects spread across three countries, though the brochure does not break down which ones have been delivered in Dubai specifically. A careful buyer should check the delivery track record against the RERA register before committing. Grid Properties also promotes an environmental approach built around Olive Gaea's Zero Platform, a tool for measuring and offsetting carbon emissions. The current timeline puts handover in mid-December 2028, roughly three years out. As is often the case with off-plan schemes, the brochure notes that layouts, finishes and orientations may change at the developer's discretion.
