About this project
A low-rise art deco building in a neighbourhood that keeps growing upward
A basement, a ground floor and five residential storeys, that's it for One Beverly. In Arjan, where recent developments often top seventeen levels, this scale puts it among the smaller buildings in the area. HMB Homes went with a clear reference point, Parisian art deco, with curved lines, light facades and open terraces on every floor. The offering is limited to studios and one or two-bedroom apartments. Handover is set for December 2026, on a freehold basis.
Five storeys where neighbours count twenty
Height is the first thing that sets One Beverly apart from its surroundings. Several towers currently under construction in Arjan reach between 17 and 27 levels, often sitting on top of parking podiums. Here, parking is pushed underground and the building stays human-scale. This choice mechanically reduces the number of units per floor and the total number of owners in the building. For a buyer, that means fewer competing units within the same block when it comes to resale or rental. The trade-off is well known: without height, open skyline views stay limited, whatever the brochure claims.
Fibre-reinforced concrete, rounded corners and continuous terraces
The facades are built from glass fibre reinforced concrete (GRC), a material widely used in Dubai to mould shapes that standard concrete makes expensive. HMB Homes uses it to create rounded slab edges on every floor, framed by slim window joinery and indirect lighting. Terraces extend directly off the living rooms. Inside, the palette stays light, with wood textures, stone surfaces and a few dark accents. Home automation comes as standard in the units, and the parking area includes EV charging points.
Studios, one and two bedrooms, nothing beyond
The absence of three-bedroom units, duplexes or penthouses sets a clear direction for the project. It targets young professionals, couples and investors looking for a product that's easy to rent out year-round. Arjan already draws this crowd, sitting roughly halfway between Dubai Marina, Al Barsha and the business districts to the south of the city. Two-bedroom units could suit small families, which explains the strong focus on kids' amenities. That said, a studio in a five-storey building competes in a local market where new supply keeps piling up. Differentiation will come down to the quality of the finishes delivered.
Separate saunas and jacuzzis for men and women
The amenities list runs long for a building this size, and a few details stand out. Saunas and jacuzzis come in pairs, one area reserved for women and another for men, a setup valued by part of the Gulf clientele. On the water side, there's a beach-entry style pool, a shallow pool, a kids' pool, a splash pad and a slide. Younger residents also get a trampoline, a rope climbing wall and an outdoor boxing corner. For adults, the project includes an outdoor cinema, a fire pit lounge, a golf practice area, a basketball court and a zen garden with a yoga space. It remains to be seen how all of this fits within the footprint of a low-rise building without feeling cramped.
Arjan, between Miracle Garden and Al Barsha South
Arjan sits in an in-between spot, right next to Dubai Miracle Garden and bordered by Al Barsha South and Dubai Sports City. Access runs via Umm Suqeim Street and Sheikh Mohammed Bin Zayed Road, which connect the area to the rest of the city. The developer quotes 10 to 15 minutes to Burj Khalifa, Dubai Mall and the Museum of the Future, and 20 minutes to Palm Jumeirah or DXB airport. Those times assume smooth traffic, which is rarely the case during peak hours. The neighbourhood still has no metro station, so a car remains a necessity. That's one factor worth weighing against the connectivity claims.
