Fifteen storeys of living space and a facade that borrows curves from the Autodrome

The project's name gives away its height: 15 Cascade has fifteen residential floors, set above a basement, a lower garden level and a ground floor. In Motor City, where new developments keep climbing higher, this scale actually counts as modest. IMAN Developers, which is building a 41-storey tower called Sierra just a few streets away, has opted for a more compact footprint here. Handover is scheduled for 15 September 2028, on a freehold basis. The unit mix runs wide, from studios up to penthouses, with three and four bedroom duplexes in between.

Racetrack lines and a water motif

The architectural approach draws on two explicit references. The first is the neighbouring Dubai Autodrome, whose dynamic the developer says it has translated into aerodynamic contours. The second is water, which the name "Cascade" evokes and which the facade renders through fluid lines. The intended effect is a silhouette that suggests motion rather than a plain rectangular block. The architect isn't named in the available documents, which limits how far this can be assessed. What stands out is the attempt to root the project visually in the neighbourhood's motorsport identity, at a time when many nearby buildings still look generic.

From studios to four bedroom duplexes

The unit mix is broader than what you'd typically find in a building of this size. It includes studios, one to three bedroom apartments, three and four bedroom duplexes, and penthouses on the top floors. That range lets the same building serve a buy-to-let investor targeting young professionals as well as a family looking for space without moving into a villa. Four bedroom duplexes are uncommon in a fifteen storey building in Motor City. They're clearly aimed at tenants who plan to stay long term rather than short term renters. Interiors feature Versace Ceramics surfaces, a finishing detail the developer highlights prominently.

An infinity pool on a rooftop terrace, plus a roof garden

The amenities list is long, but three items stand out. First, a panoramic terrace with an infinity pool, alongside a lagoon style pool and a separate children's pool. Second, a rooftop garden, adding a rare patch of greenery at this height in the neighbourhood. Third, a wellness zone bringing together a yoga deck, a spa with sauna and steam room, a shared jacuzzi and a gym. The rest covers everyday needs: a coworking space, a conference room, a library, a games room and a multipurpose lounge. On the sports side, the developer lists tennis and basketball courts along with multisport pitches, and a double height lobby welcomes residents.

A developer already established in Motor City

IMAN Developers isn't new to this area. The group already has Sierra underway in Motor City, a much taller tower built around an extensive amenity deck. It's also developing 113 Residences in Al Sufouh, a nine storey building in a more residential market. 15 Cascade sits between these two formats, both in height and in positioning. For a buyer, having two projects from the same developer in the same neighbourhood makes it easier to compare unit types, finishes and timelines directly. It also creates internal competition worth watching when it comes time to resell or lease out.

Twenty minutes to Mall of the Emirates, 28 to Al Maktoum

Motor City sits in the south of the city, along Sheikh Mohammed Bin Zayed Road, between Arabian Ranches and Dubai Sports City. The developer quotes 20 minutes to Mall of the Emirates and to Palm Jumeirah, 17 minutes to Bluewaters Island and 22 minutes to Dubai Mall. Al Maktoum Airport is 28 minutes away, versus 27 for DXB. That dual airport access carries more weight given the planned expansion of Al Maktoum, which is set to eventually take over most of Dubai International's traffic. The area has no metro connection, which makes a car a necessity. For a family buyer with a vehicle, that's not much of an obstacle. For a tenant without one, it's a factor worth weighing.
