Zyra Hills offers five unit types, from studios up to three-bedroom penthouses. For Warsan 4, that's a wide range. Most nearby projects lean heavily on studios and one-bedroom units. Laraix Developers has designed a building with seven residential floors sitting above a ground floor and basement, with handover set for 24 May 2028. The project is freehold and open to foreign buyers. What stands out most is the amenity list, unusually long for a building this size: mini golf, an outdoor cinema, a basketball court and a kids' pool.

From studio to three-bedroom penthouse

The development includes studios, one, two and three-bedroom apartments, plus three-bedroom penthouses on the top floors. This mix can house a single professional just as easily as a family with two children. In a district where several recent projects are over 75% one-bedroom units, this diversity changes who's likely to end up living there. The brochure doesn't specify unit sizes by type or the breakdown of units across categories. Before reserving, an investor should ask for detailed floor plans and the exact unit count for each type. The amenity list also mentions a private pool without stating which units include it, something worth checking, especially for the penthouses.

Seven floors, glass balconies and floor to ceiling windows

The building stays low rise: a basement parking level, a ground floor and seven floors of apartments above. The facade plays on curved lines, glass balustrades and indirect lighting that highlights the building's shape at night. Windows run floor to ceiling and the balconies are described as generous, which matters in Dubai's climate, where outdoor space really gets used in the evenings and between October and April. Inside, the developer has gone for neutral tones with touches of wood and stone. Layouts are open plan, with kitchen and living area combined. No architect is named in the available documents.

Mini golf, outdoor cinema and a basketball court

Three amenities set Zyra Hills apart from comparable buildings in the area. The mini golf and basketball court are clearly aimed at families with children and teenagers, a crowd that studio-heavy buildings tend to overlook. The outdoor cinema complements an indoor screening room, so it can be used year round. Beyond that, the amenities are more standard: a shared pool with pool deck, a kids' pool and play area, a communal gym, barbecue zones and outdoor lounges. The developer also lists a meditation garden, an outdoor yoga area and landscaped paths with a fountain. For a seven-floor building, this list will inevitably show up in service charges, worth comparing against neighboring projects.

Twenty minutes from Downtown, no metro yet

Warsan 4 sits on the eastern side of the city, between International City, Dubai Silicon Oasis and Dubai International Academic City. Laraix Developers cites a 20-minute drive to Downtown Dubai, 25 minutes to Dubai Mall and 30 minutes to Dubai World Trade Centre. Those times assume smooth traffic on Al Khail Road or Emirates Road, which isn't the case during rush hour. The area has no metro station yet, and the planned Blue Line remains an infrastructure project to watch rather than something buyers can count on. For a family, a car will still be necessary day to day. One advantage of the area: plenty of schools and universities are located in the surrounding districts.

Laraix Developers, a name with limited track record

Laraix Developers isn't among the developers with a well-documented delivery history in Dubai. In fact, the official brochure is distributed through the Lucretia International network rather than a dedicated developer website. That's not necessarily a red flag, but it calls for some due diligence. A cautious buyer should check the Dubai Land Department registry, confirm the project's registration with RERA and ask for the associated escrow account details. The May 2028 deadline leaves roughly two and a half years of construction ahead. It's worth following progress reports published by the authorities rather than relying solely on marketing materials.
