About this project
46 London-inspired villas built for Meydan summers
The second phase of Knightsbridge comprises 46 villas across three levels, split into just two designs. LEOS Developments, a UK-rooted developer, borrows the language of Georgian and Victorian London (bow windows, decorative columns, mansion-style entrances, golden limestone cladding) and applies it to a plot within MBR District 11 at Meydan. The project is marketed as Dubai's first "climate-adaptive" community. Behind that phrase sit specific features: shaded, air-conditioned terraces, smart irrigation and reinforced drainage. Combined with phase 1, the development totals 112 townhouses and villas. Handover is scheduled for 30 June 2028, on a freehold basis.
Grosvenor Street and Hans Road, District 11 style
LEOS carries the London reference right down to the site plan. Internal roads are named Grosvenor Street, Berkeley Street, Mount Street, Basil Street and Hans Road, real streets found in Mayfair and Knightsbridge. Facades combine yellow stone with metal detailing, and projecting bow windows bring light into the living spaces. The developer credits British designers with the concept, though none are named in the brochure. The look stands well apart from the white, boxy contemporary villas that dominate most of MBR City. Whether the natural stone holds up well against Dubai's sun and sand remains to be seen, a fair question for this kind of cladding here.
Chatsworth and Blenheim: two floor plans, 46 plots
The Chatsworth accounts for the bulk of the offering with 31 five-bedroom villas. Each has 6,005 sq ft of saleable area (roughly 558 sqm) on plots ranging from 4,304 to 6,761 sq ft (400 to 628 sqm). Features include a private lift, a double-height entrance, a semi-open kitchen, a gym, a jacuzzi in the primary suite and three parking spaces. The Blenheim, offered in 13 standard units plus 2 corner units, steps up to six bedrooms with a triple-height entrance, four parking spaces, a chef's kitchen and an indoor wellness area with jacuzzi and gym, the latter convertible into a home cinema. Both designs include staff and driver accommodation, each with its own bathroom.
Cooled terraces, reinforced drainage, smart irrigation
The climate angle rests on tangible fittings rather than any formal certification. Every villa comes with a shaded, air-conditioned outdoor terrace, a temperature-controlled private pool and smart irrigation for the kitchen garden. The reinforced drainage system is worth noting given the record rainfall of April 2024, which flooded a number of villa communities across Dubai. Two Japanese touches also appear: a Takibi fire pit in the sunken outdoor lounge and a karesansui-style dry garden on the balcony. Security runs on AI-assisted automation tied into the home's smart systems.
The Sunrise Lagoon, a three-minute walk away
District 11's swimmable lagoon sits roughly a three-minute walk from the villas. Around this water feature, the phase 2 masterplan includes a children's aqua park, an open-air cinema, an outdoor jacuzzi zone, submerged loungers and a barbecue pavilion with smoker. The Ripple Water Cafe serves as a meeting point, and a jogging track runs around the whole area. A sikka, the pedestrian alley typical of Gulf architecture, connects phase 2 to phase 1. These shared amenities add to the private pools rather than substitute for them.
Large families and nearby British schools
With 5 or 6 bedrooms, staff quarters and up to four parking spaces, these villas are clearly aimed at large expat families settling in the area. The developer's map places Kent College Dubai, North London Collegiate School and Lycée Libanais Francophone Privé within the vicinity. On travel times, Meydan Racecourse is 10 minutes away, Downtown Dubai and Burj Khalifa 15 minutes, and DIFC and Dubai Hills Mall around 20 minutes. The E66 and E311 highways are directly accessible. Al Maktoum Airport, set to become the city's main hub, is 35 minutes away.
LEOS builds out its Meydan footprint
LEOS positions Knightsbridge as its flagship project in District 11, where the developer is also building Wellington Grand Villas. Its signature approach carries across projects: a clear European geographic reference (Provence and the Alps for the Weybridge Gardens series, London here) paired with generous private amenities. The phased rollout lets buyers watch how phase 1 progresses before committing to phase 2. The June 2028 deadline leaves roughly three years of construction for three-level villas with heavy stone finishing. A cautious buyer will want to check the actual phase 1 timeline and the escrow milestones.
