One three-bedroom per floor, each with its own pool on the balcony

The floor plans released by Marquis Developers tell a clear story. The first level holds 11 units, the second 13, and on each floor there is exactly one three-bedroom apartment. This single unit comes with a balcony garden and a 2.5 by 2.5 metre plunge pool. The rest of the scheme is split between one, two and three-bedroom layouts in a mid-rise building in Arjan, with handover set for 19 December 2024. Marquis Galleria does not chase height. The developer is betting instead on a dense roster of facilities, what the brochure calls an "amenities gallery".

Basement, ground floor, nine storeys and a roof

The building layout is straightforward: a basement level for parking, a ground floor, nine residential storeys and a finished rooftop. In Arjan, where several recent projects run past fifteen or twenty floors, this scale stays modest. The payoff for residents is concrete: fewer units per lift core and an easier-to-manage building. The entrance lobby is built with a double-height ceiling, and the running balconies look out onto the neighbouring community park. The facade goes for contemporary restraint, with no strong historical references.

From 66 to 195 sqm depending on layout

The one-bedrooms come in two types. Type 2 runs from 709 to 789 square feet (about 66 to 73 sqm), while Type 1 goes up to 827 to 858 square feet (77 to 80 sqm). These are generous sizes for the category, and every one-bedroom adds a guest WC next to the main bathroom. The two-bedrooms range from 1,193 to 1,322 square feet (111 to 123 sqm) across three variants, all with two en-suite bathrooms plus a separate WC. The three-bedroom tops out at 2,099 square feet, roughly 195 sqm. The brochure also mentions fittings and finishes sourced from Britain, France, Italy, Germany and Japan, without naming specific brands.

The plunge pool: the selling point of the rarest unit

The three-bedroom is the most distinctive unit in the project. Its private 6.25 sqm pool sits in a balcony garden, a feature still uncommon in a building this size in Arjan. Its scarcity is real: the plans show only one such unit per floor. For a buyer, that means little direct competition at resale within the building itself. On the other hand, maintaining a pool several floors up adds to service charges and calls for a close check of waterproofing at handover.

Heated pool, cinema room and twenty one gardens

The amenities list runs long for a nine-storey building. There is a temperature-controlled pool with jacuzzi built around a central feature called Galleria Island, plus a hammam and a sauna. The rooftop holds a barbecue area, and the developer counts 21 gardens spread across the project. On the practical side, the building includes a cinema room, a business lounge with a meeting room, a shared laundry room and a baby care space with a toddlers' club. That last feature clearly targets families rather than short-term rental investors.

Five minutes from Butterfly Garden, 25 from DXB

Arjan sits between Al Barsha South and Dubai Sports City, along Umm Suqeim Street. Butterfly Garden and Miracle Garden are a five-minute drive away. The developer quotes 19 minutes to Burj Al Arab, 24 to Burj Khalifa and 25 to Dubai International Airport. Al Maktoum International, set to become the emirate's main airport, is 32 minutes away. The area has no metro station, so a car remains necessary for daily life.

A building already handed over, a family-oriented audience

With keys handed over in December 2024, Marquis Galleria moves past the usual off-plan guesswork. Buyers can walk through the actual unit, check balcony orientation and judge build quality before signing anything. Ownership is freehold, which is standard in Arjan. The generous unit sizes, the baby care facility and the outdoor play area point to a target buyer of settled expats with children. The one-bedrooms at 66 to 80 sqm could also appeal to landlords targeting professionals working in the nearby Al Barsha and Motor City business hubs.
