Floareá Grandé

A low-rise building in Arjan, backed by a developer betting on construction speed

Nine residential floors, a ground floor and a basement level: Floareá Grandé stays deliberately compact in a district where neighbouring towers reach 17, 20 or even 27 storeys. This is the third residential project from Mashriq Elite Developments in Dubai. The developer builds its pitch around a previous scheme, Floareá Residence, launched in September 2023 and listed in the brochure as 85% complete. Floareá Grandé is scheduled for handover on 31 December 2026, on a freehold basis. The lineup runs from studios to one, two and three-bedroom apartments. For an investor, the real question isn't so much the product itself as whether a young brand can actually hit its deadlines.

Third project, and still a short track record

Mashriq Elite Developments sits under Al Mashriq Group, introduced at the end of the brochure. Its main selling point is speed: Floareá Residence reportedly reached most of its construction milestones in just over a year. The developer lists three commitments: fast building, on-time handover and high-end finishes. These claims still need to be checked against the record, since the delivered portfolio doesn't yet include a project completed and occupied for several years. The brochure also mentions "upcoming chapters", confirming a strategy of rolling out one Arjan project after another. A cautious buyer would do well to check progress data published by the DLD before committing.

Planted atrium and glass-walled elevators

The typical floor plan shows two features that are unusual for a building this size: a linear park running along the edge of the plot and a planted atrium at its centre. The atrium lets natural light reach the corridors. A large green wall, paired with a water cascade, sits at the entrance. The elevators are panoramic, with glass cabins overlooking these interior spaces. The façade stays contemporary and understated, skipping the neoclassical cornices other developers use nearby. The low-rise footprint limits long-distance views, but it also means fewer units per floor and shorter waits for the lift.

Plate recognition at the gate, Alexa in the living room

The parking system runs on ANPR technology, automatically recognising residents' number plates. EV charging points round out the basement amenities. Inside the apartments, built-in home automation controls lighting, air conditioning, multimedia and security, either by voice through Alexa or via a smartphone app. The brochure also mentions European-sourced floor tiles, European appliances and decorative wall finishes of European origin, without naming specific brands. Built-in wardrobes combine wood and glass. Balconies are described as spacious, though no square footage has been given yet.

Yoga, hammam and a barbecue courtyard

The amenities list runs long, but three spaces stand out. The yoga studio, set up for meditation and stretching, is unusual for a nine-storey building. The wellness area brings together a sauna, a hammam and an indoor gym, next to a main pool and a separate children's pool. The barbecue courtyard, lined with planting, acts as a shared gathering spot for residents. A clubhouse, a library, a games room with billiards and table tennis, plus an indoor play area for kids complete the offering. The project is clearly aimed at families just as much as single tenants.

Arjan has no metro, but sits between two highways

Arjan is located in Dubailand, next to the Miracle Garden and the Butterfly Garden. The district has no metro station, so a car remains the main way to get around. The developer quotes 7 minutes to the Dubai Autodrome and 10 minutes to the Mall of the Emirates, Dubai Hills Mall and Global Village. Burj Al Arab is 15 minutes away, with DXB and Al Maktoum airports around 30 minutes out. Access to Sheikh Mohammed Bin Zayed Road and Al Khail Road makes these times plausible outside rush hour. Schools, hospitals and supermarkets are already up and running in the area, setting Arjan apart from still-undeveloped zones further south.
