The fifth building in a nine tower beachfront masterplan

Solaya 5 forms part of a masterplan of nine buildings lined up along the Jumeirah coastline at Port De La Mer. The project comes from a partnership between Meraas and Brookfield Properties, with Foster + Partners handling the architecture and 1508 London studio taking care of the interiors. The building consists of one basement level, a ground floor, seven residential floors and a rooftop. It brings together two to four bedroom apartments, garden residences, duplexes and penthouses. The full Solaya collection totals 234 residences, with handover set for 11 October 2029. J1 Beach is a two minute walk away.

Foster + Partners facing the Gulf

Grant Brooker, studio head at Foster + Partners, describes a project designed to stay connected to the sea, with balconies opened up to the sound of the waves. The layout of the nine towers deliberately maximizes views of the sea, the city and the beach. Classic residences range from 1,900 to 7,600 square feet, a considerable spread between the smallest two bedroom units and the largest family homes. The finishes chosen by 1508 London draw on stone, marble, timber joinery and natural textures, set within a palette of neutral tones. From three bedrooms upward, apartments combine an open show kitchen with a separate preparation kitchen. Five bedroom units, placed on the second to last floor, benefit from exposure on three sides. Some layouts open onto internal courtyards right from the entrance. This mix clearly targets settled expat families and buyers looking for a spacious primary residence on the waterfront.

Spa, cinema and private beach access

Solaya 5 operates as a gated enclave with direct beach access. Residents have use of a spa with sauna and treatment rooms, a gym and fitness studio, a private cinema, a residents' lounge and meeting rooms. Outdoor areas include landscaped gardens, several pools including a sunset pool, a yoga deck and beach lounges. A central Beach Park, open to residents and the wider local community, brings together sports courts and relaxation areas. Its position on the Jumeirah coast puts Solaya 5 a short walk from J1 Beach, a beachfront destination with thirteen restaurants and beach clubs (Sirene Beach by Gaia, Gigi Rigolatto, Bâoli). City Walk and the Mandarin Oriental Jumeirah are ten minutes away, the Bvlgari Resort Dubai twelve. Downtown Dubai, The Dubai Mall and DIFC are reachable in fifteen to twenty minutes depending on the exact destination. Dubai International Airport is roughly twenty to thirty minutes away by car. The immediate surroundings mix branded hotels, beach clubs and restaurants, which cuts down on the need for long trips for everyday needs.

Meraas and Brookfield on an already built out peninsula

Meraas knows Port De La Mer well, having already delivered several residential phases on the man made La Mer peninsula. Solaya extends that track record through a new partnership with Brookfield Properties, a global real estate manager. Building the fifth tower in a set of nine reduces the uncertainty typically tied to a masterplan, since the immediate surroundings take shape with each successive handover. Freehold status opens the purchase up to foreign buyers. With handover set for 2029, the timeline is long and suits a patient buyer more than someone looking for a quick resale.
