About this project
Ten storeys in a U shape, surrounded by water on three sides
Gianfranco Ferre Residences sits at the very end of Al Marjan Island, where the Arabian Gulf wraps around the plot on three sides. Mira Developments has kept the building deliberately low: two basement parking levels, a ground floor of retail units, ten residential floors and an equipped rooftop. The name comes from the Italian fashion house founded by Gianfranco Ferré, known as "the architect of fashion" for his sharply structured cuts. Every unit is delivered furnished with the Gianfranco Ferré Home collection. Handover is set for 30 March 2028, on a freehold basis. On an island where Emaar, Aldar, Ellington and DAMAC have already stacked up branded projects, this one bets on a location at the tip of the peninsula rather than on height.
A U-shaped layout facing the sea
The building takes a U shape, with both wings opening toward the open water. The logic is straightforward: give every apartment a sea view, something the brochure promises without exception. The façade stays understated, built around continuous horizontal lines rather than a play of volumes. At just ten storeys, the building sits well below the 15 to 23-storey towers of neighbouring developments. That caps the number of units and keeps density down in the shared areas. On location, the developer cites the Mövenpick at six minutes away, the Wynn casino at eight, Al Hamra Mall at ten and the Waldorf Astoria at eleven.
Ferré Home furniture, made by ONIRO Group
The brand isn't just a logo in the lobby. Interiors are fitted with pieces from the latest Gianfranco Ferré Home collection, produced under licence by Italy's ONIRO Group. Kitchens arrive complete, with premium-brand appliances and accessories included. For an investor targeting short-term rentals, that matters: the unit can go on the market with no furnishing budget and no setup delay. The trade-off is fixed decor, meaning a uniform style across apartments. Resale value will also hinge on how well this furniture holds up over time.
From a 41 sqm studio to a four-bedroom duplex
The range spans studios, one and two-bedroom apartments, and duplexes with two, three and four bedrooms. The standard studio measures 35.2 sqm internally, plus a 6 sqm terrace, for 41 sqm total, and it repeats across the first nine floors. One-bedroom units run between 68 and 79 sqm internally, with terraces from 8.7 to 17.5 sqm depending on orientation. A first-floor two-bedroom unit stands out with a 107 sqm terrace, for 281 sqm total. The two-bedroom duplex reaches 152 sqm with two 17.7 sqm terraces, one per level. Some two and three-bedroom units come with a private pool on the terrace, facing the sea.
Separate men's and women's pools on the roof
The rooftop holds two separate pools, one reserved for women and one for men, both facing the Gulf. This separation, uncommon among projects in the area, clearly targets Gulf clients and families who value privacy. The same approach applies to the gyms designed by Technogym for the project, with CrossFit, Pilates and cycling spaces split by gender. A family pool sits next to the children's play area. On the ground floor, a lobby café, a retail arcade and two sea-facing restaurants round out the offering. Concierge, valet and housekeeping run around the clock, with access to private beaches and water sports.
Half the price paid three years after handover
The payment schedule varies by unit type. For one and two-bedroom apartments as well as duplexes, buyers pay 50% during construction, including 10% at reservation and 10% at 30 days. The remaining 50% is spread over three years after handover, which lets buyers cover part of the balance with rental income. Studios follow a different structure: 40% before handover and 60% at key delivery, with no post-handover instalments. The developer points to a 12% rise in the emirate's tourism revenue in 2024 and a 15 to 20% increase in off-plan prices, figures worth checking against independent sources. The Wynn's opening remains the real test of that rental demand.
