About this project
Six towers linked by one podium: Al Furjan moves to an integrated masterplan
Five residential towers, one office tower and a shared podium connecting all of them. That is the programme behind John Richmond District, which Mira Developments presents as the first integrated masterplan in Al Furjan. The district has largely grown through separate plots of mid-rise buildings, and this project changes the scale by grouping homes, retail, restaurants, a spa and workspaces on a single site. The name attached to the project belongs to London designer John Richmond, a fashion house founded in the 1980s at the crossing point of rock music, street culture and couture. Mira Developments is targeting handover on 30 June 2029, on a freehold basis.
Marco Casamonti and John Richmond working from the same brief
The architecture is by Marco Casamonti, founder of the Florence based firm Archea Associati. According to the brochure, the designer and the architect worked together from the earliest sketches, rather than the fashion brand simply dressing up a building already drawn. John Richmond states that Casamonti managed to "interpret his style through his own design." In practice, the six towers are not identical. Their positioning was calculated to open up views for each of them while still forming a coherent overall silhouette, with the office tower set back from the residential block. For a buyer, this means orientation and choice of tower will carry more weight on unit value than in a scheme built from repeated identical blocks.
Movable mashrabiya screens on the facades
The most visible construction choice concerns the facades. Casamonti reworks the mashrabiya, the perforated screen from Arab architecture, in a contemporary and above all adjustable version. The panels filter direct sunlight, limit heat gain and protect apartment privacy without cutting off natural light. Because they move, the towers' appearance shifts through the day. Under Dubai's climate, this kind of passive solar shading also carries a practical benefit: it can reduce air conditioning load, which is the biggest cost item for an apartment in summer. What remains unclear is the exact mechanism and its maintenance cost, neither of which the brochure details.
Studios, one and two bedrooms, delivered furnished
The unit mix is narrow: studios, one bedroom and two bedroom apartments, with no villas or penthouses announced. All units are handed over fully finished and fitted with John Richmond furniture, featuring tailored lines and bold details echoing the designer's collections. This mix clearly targets young professionals, expat couples and investors aiming for rental income, whether furnished long term or short stay lets. A furnished handover spares the owner the time and cost of fitting out the unit before the first tenancy. Larger families, on the other hand, will find few options beyond the two bedroom layout.
Room service, butler and padel on the podium
The shared podium holds most of the amenities. It includes three swimming pools with loungers and shaded areas, a decorative waterfall and landscaped pools linked by planted walkways. The gym is equipped by Technogym and complemented by an outdoor training area, a yoga zone, a padel court and table tennis tables. A dedicated spa rounds out the offer. On the services side, the list reads like a hotel's: concierge, valet, housekeeping, butler service and room service with meals delivered to the apartment. Cafes, restaurants and shops occupy the podium, allowing residents and office tower staff to share the same customer base.
Discovery Gardens Metro at the foot of the towers
Discovery Gardens station on the Red Line sits one minute from the site, a point the brochure puts front and center given its relevance for rental demand. Bluewaters Island is listed at 8 minutes by car, Palm Jumeirah at 10 minutes, Downtown Dubai at 18 minutes and Al Maktoum International Airport at 20 minutes. The area is not new to branded schemes: Trussardi Residences and Millennium Talia Residences already occupy this niche in Al Furjan and Discovery Gardens. John Richmond District sets itself apart through its size and by folding office space into the same complex. Mira Developments also applies the Richmond brand at Mira Coral Bay, in Ras Al Khaimah, which makes this Dubai project the most urban entry in that partnership.
