About this project
A New York hotel license on a nine-storey building
Arthouse Residences has just nine residential floors, sitting on a basement, ground floor and podium. On Al Marjan Island, where several neighbours climb past twenty levels, this low profile stands out. Developer Clédor chose to pair the project with the name of the Arthouse Hotel, a Manhattan establishment known for its arts-focused positioning. Sales are being handled by One Broker Group. Handover is set for December 31, 2027, on a freehold basis, a few minutes from the Wynn Resort construction site.
From Manhattan to Marjan: the bet on the Arthouse name
The brochure opens with a tagline that sums up the intent: "From Manhattan to Marjan." Clédor isn't selling a fashion label or a designer name here, unlike several other projects on the island. Instead, it's leaning on a mid-sized hotel brand, less known to the general public than the big international chains. The interiors are described as meeting the "Arthouse Hotel standard," which implies a set of finishing specifications dictated by the brand. For buyers, the real draw lies in the à la carte hotel services that come with this license. What still needs checking, contract in hand, is how long the brand agreement runs and who actually operates these services once the keys are handed over.
Nine floors against twenty-storey towers
The building stays compact. Its light-toned facades trace curved lines, punctuated by large glazed surfaces and lined with deep terraces. By comparison, the towers at Address Residences Al Marjan run from 17 to 23 residential floors, and Rosso Bay lines up more than 800 units. A building of this height means fewer units overall, so a smaller owners' association and less pressure on the elevators. On the flip side, Gulf views will depend more on each unit's orientation than on floor level. Inside, the palette stays light, with natural textures, floor-to-ceiling windows and kitchens delivered fully equipped.
Four unit types, none beyond one bedroom
The programme is limited to studios, one-bedroom apartments, one-bedroom-plus-study units and duplexes. There are no two or three-bedroom layouts in the documentation provided. The brochure describes the studio as a home "with no wasted space," a phrase that signals tight square footage. The one-bedroom-plus-study is aimed at remote workers or anyone wanting an extra room without paying for a full second bedroom. The duplexes represent the top tier of the programme, though their exact number isn't specified. This mix effectively rules out larger families and points the project firmly toward the rental market.
Adults-only rooftop pool, beach club below
The most visible amenity is the rooftop infinity pool, reserved for adults. This choice separates the two audiences: children get an outdoor play area and a splash pad on the lower level. At ground level, residents have access to a private beach club, with the beach itself advertised as one minute away. The wellness offering includes a spa, hammam, sauna, a fitness club called Park Fitness Club and a yoga deck. On top of that come a cigar lounge, a bar, ground-floor restaurants and shops, plus valet parking, concierge, butler service and on-demand housekeeping.
Wynn three or five minutes away, depending on the document
Travel times vary depending on the source. The brochure puts the Wynn Resort at 3 minutes, Ras Al Khaimah International Airport at 33 minutes and RAK Mall at 28 minutes, with Al Hamra Mall, Al Hamra Golf Club and Al Hamra Marina between 8 and 19 minutes. The fact sheet instead lists 5 minutes to the Wynn, 20 minutes to the golf club and 30 to the airport. Dubai International sits roughly 50 minutes away. The brochure devotes a full page to the "Wynn effect," the first gaming resort announced in the UAE, citing tourism, jobs and rental demand. This proximity, more than the building itself, drives most of the sales pitch.
A product built for short-term rentals
Small unit sizes, hotel services, an adults-only pool and a bar: everything here targets investors renting by the night or by the week. The typical tenant in mind is a couple spending a long weekend near the Wynn. Permanent residents, on the other hand, will find few larger units to choose from. Timing matters too: a completion date at the end of 2027 lines up roughly with the Wynn's expected opening, which could boost demand in that first season, or just as easily run into oversupply if other island projects land at the same time. Since Clédor is less established in this market than developers like Emaar or Aldar, buyers would do well to look into its track record before signing.
