About this project

An Abu Dhabi hotelier builds its residences next to its own resort

Nasim Al Bahr Residences comprises two basement levels, a ground floor and nineteen residential floors, built on the edge of a private bay on Al Marjan Island. The developer here isn't a developer in the usual sense. Abu Dhabi National Hotels (ADNH) has owned and operated hotels for decades, and this project sits alongside a resort under Marriott's upscale Luxury Collection brand. Residents get access to the hotel's facilities on top of those of the residential building itself. Handover is set for March 31, 2028, on a freehold basis, with One Broker Group as the sole sales agent.

ADNH: a hotelier first, a developer second

On Al Marjan Island, most recent projects carry the name of residential developers such as Emaar, Aldar or DAMAC, who sometimes license a hotel brand for their buildings. ADNH does the opposite. The group, listed in Abu Dhabi, already runs a portfolio of hotels under international flags, and here it owns the neighboring resort outright. For a buyer, that changes how you weigh the risk: service quality depends on a hotel owner with a direct stake in keeping the whole property in good shape. On the flip side, ADNH has little track record delivering residential units, something worth watching closely until the keys are handed over.

Marriott status for owners

The brochure lists a set of owner-only perks that are unusual for this market. Buyers get elite status valid across more than 7,000 Marriott hotels worldwide, preferential rates at those properties, and points that can be redeemed for stays, flights or other services. A dedicated concierge service comes on top of the hotel's own front desk. For an investor who travels frequently, these perks carry real value beyond rental yield. They also plug the address into a global distribution network, which can help with short-term rentals.

From 1-bedroom units to a presidential villa

The unit mix covers a wide range. Apartments run from one to three bedrooms, penthouses from three to five bedrooms, and a set of two and three-bedroom villas rounds out the offering, alongside a handful of townhouses. At the top end, a presidential villa serves as the showpiece. All units come fully furnished and fitted out, with interiors in natural stone, wood and metal accents in sand and sea tones. Bathrooms are finished in stone, and the lobby combines travertine with carved stone.

A layout designed around sunrise and sunset

The two towers step down in tiers toward a row of villas that follows the curve of the bay. Facades mix glass, metal and stone. The site plan is oriented to track the sun's path, with seasonal studies used to balance shade and light on the terraces. The stated goal is to cut down heat exposure during the hottest hours while keeping outdoor areas usable. Inland, some units have views reaching as far as Jebel Jais, the UAE's highest peak.

Indoor padel, a screening room and six dining venues

Much of the amenity offering comes from the hotel side. There's a bar and a café in the lobby, a specialty restaurant, a poolside restaurant and bar, and a kiosk. For sport and wellness, the project includes a spa, a gym, an infinity pool and an indoor padel court usable year-round despite the summer heat. The social side covers a games room, a screening room, a multipurpose hall and a kids' area. Add to that private beach access, valet parking and an owners-only lounge.

Five minutes from the UAE's first integrated resort

The country's first integrated resort, due to open in the first quarter of 2027, sits five minutes away, as does Marjan Central. The brochure projects 4 million annual visitors for that complex, the largest of its kind in the region. Al Hamra Golf Club is fifteen minutes away, Ras Al Khaimah International Airport thirty minutes, and Dubai's airport an hour's drive. That proximity supports rental demand, but it applies to dozens of competing projects across the island as well. The hotel brand and the adjacent resort remain the real points of differentiation here.

Abu Dhabi National Hotels

Long before it offered homes for sale, Abu Dhabi National Hotels (ADNH) spent nearly five decades owning, running and maintaining some of the capital's most recognisable hotels. Founded in 1975 and listed on the Abu Dhabi Securities Exchange, the group spans hotels, catering, transport, tourism and facilities management. With Nasim Al Bahr Residences on Al Marjan Island, about an hour's drive from Dubai, ADNH now brings that operational expertise to residential property. For investors, it is a chance to enter a fast-rising coastal market alongside an established UAE institution.
