Buying here also means getting Platinum Elite status with Marriott

Every owner at W Hotel & Residences receives Platinum Elite Marriott Bonvoy status. No other residential project on Al Marjan Island pushes this point as directly. Developer Dalands is building a 21 storey residential tower on Ras Al Khaimah's man made archipelago, sitting above a basement and ground floor, and attaching it to a W hotel, a Marriott brand. The units, ranging from 1 to 4 bedrooms, are handed over fully furnished to the brand's specifications. Completion is set for 31 December 2028 and the property is sold freehold. Sales run exclusively through the agency One Broker Group.

ONVIA: what the ownership card actually gives you

The programme is called ONVIA. Marriott built it for buyers of its branded residences. In practical terms, it grants Platinum Elite status within Bonvoy, preferred rates at Marriott hotels worldwide, and a dedicated booking service called ONVIA Stays. The Bonvoy app works as a digital ID, so the owner is recognized at any property in the group's portfolio. On top of that come partner offers (travel, wellness, retail) and an owners only content platform, HEREIN. For an investor who travels frequently, this perk has a value that can actually be counted, in nights and upgrades.

Twenty one storeys shaped in curves

The facade plays with curved lines and rounded volumes, with floor to ceiling glazing running the full height of the building. This beach resort language carries through indoors. Round mirrors, soft edged bathtubs, natural textures and pronounced lighting define the rooms. Living areas open to the sea through floor to ceiling windows, and the kitchen connects directly to the living room. Every apartment has a private terrace facing the Persian Gulf. No architect is named in the materials provided, worth checking for anyone who cares about a signature design name.

From one bedroom units to four bedroom duplexes

The range starts with one bedroom apartments. It then moves up to 2, 3 and 4 bedroom duplexes, a format that's fairly rare on the island, where competing supply still leans heavily toward simple layouts. All units are handed over furnished and fitted to W standards, which removes the cost and delay of furnishing before a first rental. The residences are described as fully serviced, with concierge and valet. This model targets two distinct buyer profiles: someone who will occupy the unit a few weeks a year, and a landlord running short term rentals.

Six pools, one of them adults only

The project counts six outdoor pools, and how they're split says a lot about the target crowd. One infinity pool faces the sea, another is adults only, and a third is built for families, with a play area nearby. A deck for evening events and a pool bar round things out. Residents also get direct access to a private beach. Indoors, there's a private cinema room, a games area, a residents only lounge, a fitness room, a yoga deck and access to the hotel's spa facilities.

Facing off against Nikki Beach and Address on the same island

Al Marjan Island already hosts several branded residences: Nikki Beach by Aldar, Address by Emaar. W Hotel & Residences plays a different card. Its pitch rests less on the image of a beach club or a local hotel chain and more on the backing of Marriott, the world's largest hotel group, and its loyalty programme. Dalands is a less established name than Emaar or Aldar, so the developer's delivery track record is worth checking before booking anything. The island itself covers 2.7 million square metres reclaimed from the sea, spread across four islets with 7.8 kilometres of beaches. The upcoming Wynn resort is drawing most of the investor attention there.

Thirty minutes from RAK airport

Ras Al Khaimah International Airport sits about 30 minutes away by car, as does the emirate's downtown. As for reaching Dubai airport (DXB), sources disagree: the project listing says 50 minutes, the brochure says 60. Downtown Dubai takes roughly an hour, longer during rush hour on the E311. This distance matters little for a second home, but it limits the appeal for anyone working in Dubai on a daily basis.
