About this project
An American hotel name and two apartment formats on the Ras Al Khaimah archipelago
Divine One Group is offering just two unit types at Wyndham Residences Al Marjan Island: studios and one-bedroom apartments. Handover is set for March 31, 2029. The project is still at the expression of interest (EOI) stage, meaning buyers secure a place in line before the official launch date and full technical details are released. The Wyndham name, belonging to one of the world's largest hotel groups by number of properties, sits atop a freehold residential offering here. The list of announced services borrows directly from the hotel playbook: concierge, housekeeping, laundry, lobby and lounge.
A 40 sqm studio, a one-bedroom twice the size
Studios range from 400 to 450 square feet, roughly 37 to 42 sqm. One-bedroom units go up to 900 to 1,000 square feet, or 84 to 93 sqm. That gap is significant. In the UAE market, a one-bedroom above 80 sqm sits at the upper end of the range, which points to generous living spaces or wide terraces (floor plans have not been released yet). The studio format clearly targets short-term rentals and pied-à-terre buyers, while the one-bedroom could suit a couple settling in year round.
Booking before seeing the floor plans
The sales material states it plainly: detailed information and the launch date will follow later. At this stage, an investor pays a modest EOI deposit to secure priority on unit selection. There is no floor plan yet, no confirmed total unit count, no tower height and no payment schedule. This kind of pre-launch marketing has become common in Ras Al Khaimah since major names moved into Al Marjan Island. It is worth checking with the developer on deposit refund terms in case the final product does not match expectations.
Wyndham, a service brand more than a badge
Wyndham Hotels & Resorts runs brands spanning midscale to upscale, including Ramada and Wyndham Grand. Attaching this name to a residential project signals a standardized service level rather than a fashion label or beach club positioning, as some neighboring projects pursue. Housekeeping, laundry and concierge appear among the listed amenities, pointing to a hotel apartment style of operation. Details on any rental management program have not been disclosed. That is, however, the point that will determine whether the studio makes sense for an overseas owner.
An aqua park on one side, an adults only pool on the other
The amenities list separates audiences clearly. An aqua park targets families, while an adults only pool and a rooftop pool offer quieter spaces. The wellness section covers a spa, sauna, hammam, shared jacuzzi, yoga studio and zen garden. On the leisure side, the program adds an outdoor cinema and a padel court, a sport that has become a fixture in Gulf residential projects. A coworking space and high speed internet round things out for residents who work remotely.
Arriving in 2029 on an island already under heavy competition
Al Marjan Island currently hosts launches from Emaar, Aldar, DAMAC and Ellington, all drawn by the Wynn Resorts integrated complex under construction on the archipelago. Ellington's Costa Mare also targets 2029, and both phases of Address Residences are due as early as 2028. Wyndham Residences will therefore land in a market where rental supply will have grown substantially. Its pitch rests on hotel-style services and comfortable one-bedroom sizes, against competitors betting on direct beach access or lifestyle branding. A real comparison will only be possible once floor plans and unit counts are published.
