About this project
Three 12-storey towers and 214 studios along 240 metres of shoreline
Trio Isle's spec sheet lists 214 studios across two of its three buildings. That figure tells buyers more about the target market than any marketing line could. The project is developed by DURAR OCTA FZ LLC, a joint venture between Durar Group and OCTA Development. It sits on a plot on Al Marjan Island, in Ras Al Khaimah, with roughly 240 metres (800 feet) of waterfront. The three towers, named Isle A, Isle B and Isle C, share a basement, a ground floor and a two-level podium. Above that, each tower rises twelve residential floors, giving a total massing listed in the brochure as B + G + 2P + 12.
214 studios, the rest of the unit mix left unspecified
Isle A holds 101 studios, Isle C has 113, and Isle B has none at all. The documents also mention one, two and three-bedroom apartments, but without stating how many of each. Buyers need to ask for these figures directly before comparing options. The Type 1 studio measures between 312 and 337 sqft (about 29 to 31 sqm) and comes without a balcony. Its main room measures 4.24 m by 3.60 m. Type 2 has a similar interior footprint, from 304 to 325 sqft, but adds a balcony of 35 to 168 sqft, pushing the total to between 353 and 481 sqft. The price gap between these two studio types should mainly come down to that outdoor space.
QHC Architects and a shared base for all three towers
The project was designed by QHC Architects and Engineers. The logic is straightforward: the three towers stand apart above podium level but share everything below it. Parking, lobbies and communal facilities are all common to the three buildings. This layout keeps the number of vertical cores down and spreads service charges across a wider base. The studios' moodboard follows a look common across the Gulf's beachfront hospitality sector: grey travertine, brushed brass, rattan-print wallpaper and porcelain finishes. Appliances are Bosch "or equivalent", wording that leaves the developer some room to manoeuvre.
Isle B keeps the pool, A and C get the sea views
On the masterplan, Isle A and Isle C are marked "island and sea view". Isle B only carries the label "island view". In exchange, it's the tower that hosts the infinity pool, along with a promenade and a garden. In practice, the studios get the sea views while Isle B's larger units get the main amenity. The amenities list includes a spa, a gym, a yoga studio, a tennis court, a basketball court, a CrossFit zone, a kids' pool and on-site restaurants. Residents also get access to a private beach. EV charging points are planned in the covered parking.
Ceiling heights, elevators, service charges: what the spec sheet says
Ceiling height ranges from 2.8 to 3 m in living rooms and drops to 2.6 m in kitchens and bathrooms. Isle A and Isle C each have three residential elevators plus one service elevator. Isle B, which has fewer units but larger floor plates, has four passenger elevators plus one service lift. Every unit comes with one parking space, studios included. Projected service charges sit at 18 AED per sqft, working out to roughly 6,000 AED a year for a 330 sqft studio. All units are sold furnished, a detail that matters for anyone planning short-term rental.
Durar and OCTA, a partnership out of Dubai
Durar Group has previously developed Elie Saab Edition Jasmine Lane, in Jumeirah Golf Estates, and the J-One tower, in Business Bay. OCTA Development grew out of OCTA Properties, a real estate brokerage and services firm. For both partners, Trio Isle marks their first project in Ras Al Khaimah, a market where Emaar, Aldar, DAMAC and Ellington have already launched developments. The marketing material also references the Missoni name. Yet the official project fact sheet answers "No" against the "Branded" field. Buyers should get this contradiction clarified in writing before making any reservation, since a branded tie-in affects resale value.
Two handover dates that don't match
The brochure states a Q1 2028 handover. Market data instead points to 30 September 2029, roughly eighteen months later. The gap could stem from a revised schedule or a conservative contractual date. Buyers should rely on the date written into the sale and purchase agreement (SPA) and the escrow registration. Wynn Al Marjan hotel is five minutes away, and Dubai's airport is an hour's drive via Sheikh Mohammed Bin Zayed Road. The property is sold freehold, in line with other developments on the island.
