About this project

Three towers joined by skybridges, and a Lebanese couturier's name attached

La Mer by Elie Saab comprises 355 homes spread across three towers that the developer calls "Isles." They share a single basement parking level and are connected to one another at four different heights. ARTE Developments (trading as Arte Real Estate Development LLC) is behind the project on Al Marjan Island 2, with fashion house Elie Saab on board as brand partner. The scheme is registered under RERA PRC number 2023291. The brochure states completion in the first quarter of 2028, while the project's official record lists 30 December 2028. It's safer to plan around the later date.

Four skybridges connect the three Isles

The master plan comes from Dewan Architects + Engineers, the Abu Dhabi-founded firm with an extensive track record across the UAE. Isle 1 rises through a ground floor, a podium and seventeen residential floors, topped by an eighteenth level given over entirely to amenities. Isle 2 runs to sixteen residential floors and finishes with a penthouse on the seventeenth. Isle 3 holds its apartments from the second to the sixteenth floor, also crowned by a penthouse. The links are specific: Isle 1 and Isle 2 meet at levels 3 and 8, while Isle 2 and Isle 3 connect at levels 2 and 11. For circulation, twelve residential elevators and three service lifts serve the complex.

74% of the stock is one and two bedrooms

The unit mix leans heavily toward small and mid-sized layouts. There are 139 one-bedroom-plus-study units (39.2%), running roughly from 89 to 124 sqm, and 123 two-bedroom units (34.6%), ranging from 144 to nearly 290 sqm. Plain one-bedroom units are limited to just three. Beyond that, the program includes 16 two-bedrooms with maid's room, five two-bedroom variants with maid's room and study, then 50 three-bedrooms with maid's room, whose size varies threefold across the range. A single four-bedroom unit rounds out the offering. This mix is clearly aimed at buyers planning to rent out, whether long-term or short-term, on an island where hotel supply is set to keep growing.

Nine penthouses between 970 and 1,346 sqm

At the top end, the nine penthouses measure between 10,453 and 14,484 square feet, roughly 970 to 1,346 sqm. At that scale, these are effectively houses set on a rooftop. Each comes with four parking spaces. At ground level, Isle 2 and Isle 3 share a villa floor, though there are only two villas, ranging from 441 to 777 sqm. Seven "chalets" of 95 to 223 sqm complete the ground-floor offering. Altogether, the rare product types (villas, penthouses, chalets) make up barely 5% of all units.

Isle 1's eighteenth floor kept for residents only

The amenities list runs long, but three features stand out. The first is private beach access, a decisive selling point on an artificial island where shoreline is divided among numerous competing projects. The second is the infinity pool, paired with a dedicated children's pool. The third is the rooftop of Isle 1, given over entirely to shared spaces. Everything else follows segment norms: spa, indoor gym, yoga studio, cinema room, coworking space, meditation area and concierge service. At ground level, four retail units and two food and beverage outlets (95 to 257 sqm) will bring activity to the base of the towers.

Three minutes from Wynn, an hour from Dubai

The complex sits roughly three minutes by car from Wynn Al Marjan Island, the first hotel in the UAE to include a casino. That project is widely seen as the driving force behind the island's growth, and most neighboring developers lean on it as their main selling point. Ras Al Khaimah International Airport is about thirty minutes away, and Dubai roughly an hour by road. Proximity to the casino remains a bet on future footfall rather than a measurable reality today. Ownership here is freehold, as it is across the island.

Delivered unfurnished, service charges set at AED 22

Unlike several neighboring projects handed over fully furnished, La Mer will be delivered without furniture. Kitchens come fitted with high-end appliances, and interior finishes carry the brand partner's signature. Projected service charges are set at 22 dirhams per square foot per year, a cost that can add up on the larger units. Parking follows a clear allocation: one space for one-bedrooms and two-bedrooms under 1,500 square feet, two spaces above that threshold and for three-bedrooms, and three spaces for the four-bedroom unit. Buy-to-let investors will therefore need to budget for furnishing on top of the purchase price.
