About this project

312 homes and 45 offices on a shared podium: Dubai Investments' mixed-use bet in Meydan

Of Al Vista's 312 apartments, 198 are one-bedroom units. That figure says a lot about the project's target buyer. The official brochure also markets it under the name Vista Meydan. The scheme pairs two towers on a shared ground floor and four podium levels: a 39-storey residential tower and a 19-storey office tower. The developer is Dubai Investments, through its wholly owned subsidiary Dubai Investment Real Estate. Handover is set for September 30, 2029, on a freehold basis, in the Bukadra district bordering Meydan and Ras Al Khor.

Two towers, two uses, one podium

Most residential projects in Bukadra are single-use towers. Al Vista takes a different route. Tower A tops out at 44 levels in total (ground floor, four podium levels, 39 residential floors), while Tower B stops at 24 levels including 19 floors of office space. Retail units sit at ground level, with storefronts facing the water feature and a layout built around foot traffic, aimed by the developer at food and beverage, wellness and fashion tenants. On the architecture side, renderings show clean vertical lines, a slender silhouette and extensive glazing, though no architect is named in the documents reviewed. For a resident, this mix means daytime office traffic and street-level retail activity, something that will appeal to some buyers and not others.

198 one-bedrooms out of 312 units

The unit mix leans heavily toward smaller layouts. The 198 one-bedroom units make up nearly 63% of the total stock and range from 722 to 1,102 square feet (roughly 67 to 102 sqm). The 98 two-bedroom units run from 1,182 to 1,525 square feet, or about 110 to 142 sqm. Only 16 three-bedroom units round out the offering, at roughly 1,902 to 2,186 square feet, each with a private jacuzzi on the balcony. This mix clearly targets rental demand and young professionals, with a small pocket of larger units for families. The scarcity of three-bedroom homes could work in their favor on resale, given the limited internal competition.

45 office floors delivered as shell and core

Tower B includes 45 office units delivered shell and core, meaning without interior fit-out. Buyers or tenants handle their own partitions, ceilings and technical systems. This format suits companies that want to configure their own space, from consulting firms to regional representative offices, but it comes with a fit-out budget to plan for separately. The brochure highlights flexible layouts and an emphasis on natural light. In Meydan, the supply of new freehold office space remains limited compared with Business Bay, about fifteen minutes away, giving the project a positioning as a quieter, potentially more cost-effective alternative.

A listed developer with roots in Dubai Investments Park

Dubai Investments PJSC is a listed investment company on the Dubai Financial Market, active for more than 30 years. Its portfolio spans real estate, construction materials, manufacturing, healthcare, education and financial services. The group is best known for Dubai Investments Park, a large industrial and residential zone south of the city, and its real estate arm has delivered projects such as Mirdif Hills. This profile sets it apart from the purely residential developers that dominate Bukadra. For investors, a diversified balance sheet and public listing offer a level of financial transparency not every developer in the sector provides. The project also holds a dedicated escrow account in line with RERA rules.

Infinity pool, basketball courts and a kids' club

The amenities plan lists 18 spaces spread across the podium and outdoor terraces. The main pool is an infinity edge design, complemented by a baja shelf sunken lounge area, a sunbed zone and a lounge deck. A second water feature and a children's pool add to the offering. The sports lineup is stronger than the district average, including a basketball court, a multi-sport court, an indoor gym and an outdoor fitness area. Families get a kids' club and an outdoor play area, while adults have access to a games lounge with billiards, a barbecue deck and a sunken seating area.

Metro station a minute away, airport twenty minutes out

The brochure places an underground Meydan metro station one minute from the project, a claim worth checking against the actual delivery timeline for that infrastructure. Meydan Racecourse is three minutes away and the Ras Al Khor Wildlife Sanctuary five minutes. Business Bay, Downtown Dubai with the Burj Khalifa and Dubai Mall, and Dubai Creek Harbour are all listed at fifteen minutes. DIFC sits at seventeen minutes and Dubai International Airport (DXB) at twenty. These drive times put Al Vista in line with the rest of Bukadra, and the actual arrival of the metro line remains the main factor that could shift the address's value before the 2029 handover.
