About this project
165 compact units three minutes' walk from the sand
Island Heights sits 82 metres from the beach, according to the location plan provided by the developer. That's a three minute walk, or two minutes by car. Range Development is building a ten storey residential tower here with only two product types on offer: studios and one bedroom apartments. In total, the building holds 165 freehold units, with handover scheduled for the first quarter of 2028. On an island where neighbouring projects often lean on fashion labels or hotel brands, this scheme plays a different hand: compact layouts, a lower entry price and a parking space assigned to every unit.
78 studios, 87 one bedrooms, no larger typologies
The building splits its unit count almost evenly. The 78 studios range from 37.27 to 51.52 sqm including balcony, or 401 to 555 square feet. The 87 one bedroom apartments run from 73.59 to 108.54 sqm. That's a wide spread within a single category: the largest one bedroom units exceed the size of a standard two bedroom apartment in Dubai, which suggests generous terraces on certain units. There are no three bedrooms, no penthouses and no rooftop villas. This choice rules out large families from the outset and instead targets singles, couples or buyers looking for a rental property.
Two basement levels, a podium and ten residential floors
The building section is straightforward. Two basement levels hold parking, followed by a ground floor, a podium, ten residential storeys and a fitted rooftop. The facade follows a classic composition, broken up by vertical lines, with full height windows and deep balconies. The developer promotes 360 degree views: the sea on one side, the Wynn Al Marjan construction site on the other. Four elevators serve the building, including one reserved for service use, which is a comfortable ratio for 165 units. Inside, the palette stays light, with textures inspired by travertine and rounded forms.
Infinity pool on the podium, coworking in the lounge
The podium level holds most of the outdoor amenities. There's an infinity pool, a pool deck, a bar, shaded seating, a barbecue area and a children's play area. Some units on this level have private terraces that open directly onto this space. Inside, the residents' lounge doubles as a workspace, with dedicated desks alongside more relaxed seating. An indoor gym and a yoga studio round out the offering. Nothing spectacular, then, but a coherent set of facilities for a building of this size.
Range Development, a developer trained in Caribbean hospitality
Range Development is not a familiar name in the UAE market. Its track record was built in the Caribbean, where the company delivered the Park Hyatt St. Kitts and the InterContinental Dominica Cabrits Resort & Spa. It recently opened the Six Senses La Sagesse in Grenada, where it's also selling a collection of 60 beachfront apartments. The InterContinental Grenada is due to open in 2026. This resort background likely explains the choice of a product geared toward short term rentals. Island Heights, though, remains one of the company's first moves into Ras Al Khaimah, and the developer doesn't yet have a delivered track record in the market for buyers to judge.
Service charges of AED 20/sq ft and an hour to Dubai Mall
The developer estimates service charges at AED 20 per square foot per year. That figure is still provisional, but it already allows for a rough net yield calculation. On the access side, Ras Al Khaimah International Airport is 30 minutes away, Dubai International is 45 minutes, as is DIFC. Dubai Mall is an hour's drive. Closer by, Al Hamra Mall is 8 minutes away, Al Hamra Golf Club and RAK Central are 12 minutes, and the Waldorf Astoria is 10 minutes. The Beach Residences, The Beach House and The Beach Vista are all under three minutes away, which shows just how dense the competing projects are along this same stretch of coastline.

Range Development
Few UAE developers arrive with a résumé written in five-star resorts, but Range Developments does. Founded in 2011, the group built its name in the Caribbean with properties such as Park Hyatt St. Kitts and the InterContinental Dominica Cabrits. Since entering the UAE in 2020, it has lined up more than 2,500 waterfront residences across six projects on Al Marjan Island, a short walk from the upcoming Wynn Al Marjan Island. For investors, that combination of hospitality DNA and a fast-rising destination is hard to ignore.
