About this project

Nine floors facing the Wynn construction site: Range Development bets on a small-scale building

Eighty-eight apartments, a ground floor and eight residential levels. The Beach House is a modestly sized building on an island where neighbouring projects often exceed two hundred units. Range Development has placed it directly on the beachfront on Al Marjan Island, in Ras Al Khaimah, with a direct view of the Wynn Al Marjan Island resort currently under construction. Handover is set for December 2026, the same year the casino is expected to open. The bet is straightforward: capture the rental and capital-value demand that this opening should generate, with a product the developer sums up as "luxury of simplicity".

88 units where neighbours line up 800

The scale sets the project apart from the start. With nine levels in total, The Beach House stays a low-rise building by Al Marjan standards, where Rosso Bay Residences totals 803 homes and Emaar stacks up to 23 residential floors. Fewer units means fewer neighbours per floor, less pressure on common areas and, in principle, easier-to-control service charges. There's a trade-off too. A smaller building means less height, so Gulf views depend more heavily on each apartment's orientation. The facades are fitted with floor-to-ceiling windows, a logical choice for a seafront plot.

Marjan Lofts, Luxury Residences and Sky Lofts

The brochure splits the offering into three ranges. Marjan Lofts, Luxury Residences and Sky Lofts span everything from studios to three-bedroom units, in both simplex and duplex layouts. The Sky Lofts naturally sit on the upper floors, where duplexes get the clearest sightlines over the water. Interiors are built around open floor plans, light tones and bespoke finishes, with no interior designer named in the documents provided. Every home comes with a sea-facing balcony according to the masterplan. This range of typologies lets the developer target both the studio buy-to-let investor and the family duplex buyer within the same building.

Three minutes from the casino, opening set for the same year

Wynn Al Marjan Island is a three-minute drive away, according to the developer. This integrated resort, the first licensed casino in the UAE, is set to house restaurants, shops and gaming floors, and Range leans on a projection of 5.5 million annual tourists to Ras Al Khaimah by 2030. That figure remains a target set by the emirate, not a guarantee, and the Wynn's opening date could slip. The rest of the map is standard fare for the island: RAK Mall, the Ritz-Carlton and Al Hamra Golf Club nine minutes away, Ras Al Khaimah airport thirty minutes away. Dubai airport is listed at 45 minutes, with DIFC and Dubai Mall an hour away. For a resident working in Dubai, the daily commute stays substantial.

Private beach, outdoor pool and gym-spa area

The most concrete amenity is direct access to a private beach, marketed as "Resort Beach" and fitted with sun loungers. On the ground floor, an arrival lobby opens onto an outdoor pool lined with lounging areas. A covered gym sits alongside a spa area, rounded out by a clubhouse, a barbecue zone and café-style food outlets. The list stays measured, in line with the number of units that need financing. For a property aimed at short-term rentals, the beach right outside the building matters more than piling on secondary amenities.

Range's second address on the island

Range Development isn't arriving on Al Marjan with this project alone. The developer already runs The Beach Residences, a complex of 412 apartments and 11 townhouses spread across several wings on the same island. The Beach House is a more compact take on the same formula, with a similar commercial signature. The title is freehold, open to foreign buyers as it is everywhere on Al Marjan. Before signing, investors would do well to check the actual progress on The Beach Residences construction site, which serves as a benchmark for judging Range's track record on deadlines. The gap between December 2026 and the actual key handover date will weigh directly on the first rental season.

Range Development

Few UAE developers arrive with a résumé written in five-star resorts, but Range Developments does. Founded in 2011, the group built its name in the Caribbean with properties such as Park Hyatt St. Kitts and the InterContinental Dominica Cabrits. Since entering the UAE in 2020, it has lined up more than 2,500 waterfront residences across six projects on Al Marjan Island, a short walk from the upcoming Wynn Al Marjan Island. For investors, that combination of hospitality DNA and a fast-rising destination is hard to ignore.
