About this project

The west wing of a 412-apartment, 11-townhouse scheme on Al Marjan's sand

The Beach Residences comprises 412 apartments and 11 townhouses. The West Wing is one of its towers. Range Development is building it on Al Marjan Island, Ras Al Khaimah's artificial archipelago, with handover scheduled for May 2027. The building has seventeen levels in total: a basement, a ground floor with podium, then fifteen floors of apartments. Buyers receive freehold title, as is standard across the island. What sets the project apart lies elsewhere: direct beach access, a particularly well-stocked leisure podium, and a unit range running from studios to townhouses with private pools.

Fifteen residential floors sitting on a podium

The vertical layout is fairly standard for the island, and that's by design. The basement houses covered parking. The ground floor and podium concentrate the shared spaces: lobby, lounge, restaurant and pool deck. The fifteen floors above are reserved for homes. The brochure highlights facades broken up by floor-to-ceiling windows, with Gulf views for sea-facing units. Inside, Range Development promises bespoke finishes, designer light fixtures and high-end appliances, though no architect or supplier is named. For an investor, these specifications are worth checking against the contract's technical schedule rather than taking the renderings at face value.

From studios to townhouses with private pools

The unit mix is broad. There are studios and one, two and three-bedroom apartments, finished in understated interior tones. Separately, eleven townhouses come with a private pool and garden. That figure is tiny next to the 412 apartments, making it the rarest product in the whole scheme. Studios and one-bedrooms are clearly aimed at short-term rentals, in heavy demand on an island filling up with hotels. The three-bedroom units and townhouses are more likely to appeal to families living on site full time or coming over from Dubai at weekends.

Two open-air cinemas and a sand-edge pool

The podium amenity plan lists seventeen features. Three stand out. First, the two open-air cinemas, unusual for a residential development, which allow screenings to be organised for residents. Second, the pool setup: an infinity pool with a bar, a lap pool, and a sand-edge pool running into the beach, alongside a children's pool and a floating pontoon fitted with loungers. Third, the sports offering goes well beyond a standard gym, with an indoor fitness studio, an outdoor one, a tennis court, a padel court and a lawn for yoga. A coworking space, private cabanas and a spa round things out, and pets are allowed.

Al Hamra golf course nine minutes away, Dubai an hour

The travel times published by the developer place the residence well. The upcoming Wynn Al Marjan Island resort is three minutes away by car, Al Hamra Golf Club nine minutes, and the Ritz-Carlton Ras Al Khaimah fifteen minutes. Ras Al Khaimah International Airport is thirty minutes away, Dubai International forty-five. DIFC and Dubai Mall are roughly an hour's drive. For daily life, Al Jazeera and Al Maya supermarkets, several nurseries and RAK Academy (British School Al Hamra) are all within a quarter of an hour, which matters for a family settling in year-round.

A mid-sized play between Rosso Bay and Nikki Beach

Al Marjan Island keeps piling on new launches, and the competition is direct. With 423 units in total, The Beach Residences sits between Rosso Bay Residences' 803 apartments and Aldar's Nikki Beach Residences with its 195 furnished units. The project carries no hotel-brand backing, unlike Address or JW Marriott schemes. Its edge comes down to the leisure podium and the townhouses with private pools. The May 2027 handover lands roughly alongside the expected opening of the Wynn, and that timing will largely shape rental demand once keys are handed over.

Range Development

Few UAE developers arrive with a résumé written in five-star resorts, but Range Developments does. Founded in 2011, the group built its name in the Caribbean with properties such as Park Hyatt St. Kitts and the InterContinental Dominica Cabrits. Since entering the UAE in 2020, it has lined up more than 2,500 waterfront residences across six projects on Al Marjan Island, a short walk from the upcoming Wynn Al Marjan Island. For investors, that combination of hospitality DNA and a fast-rising destination is hard to ignore.
