About this project

Two out of three units are one-bedrooms: Verso is built first and foremost for Meydan's rental market

Of the 174 apartments at Verso, 113 are one-bedroom units, making up 65% of the scheme. Reportage Properties rounds out the offering with 59 two-bedroom units and just two four-bedroom units. The tower sits on a plot of 26,767.5 sq ft (roughly 2,490 sqm) within Meydan Horizon, a masterplan community currently under development in the Bukadra district. It has two basement levels, a ground floor, two podium levels and fifteen residential floors. The brochure reviewed gives no handover date and no payment plan, and that's the first thing to nail down before putting down a reservation.

113 one-bedrooms, 59 two-bedrooms, two large units

The unit mix makes clear who this building is aimed at. A lineup dominated by one-bedrooms matches Dubai's most liquid rental segment: young professionals, couples without kids, and people working in Downtown or Dubai Design District looking for rent below what the central towers charge. The 59 two-bedroom units (34% of the total) open the door to small families. The two four-bedroom units are almost a statistical outlier: they come with a guest suite and a maid's room, a layout you'd expect in a villa rather than a tower. With only two units on offer, resale will hinge on a narrow slice of demand.

Fifteen floors and 192 parking spaces for 174 apartments

Verso is a mid-sized tower. For comparison, The Highgrove, in the same district, rises to 31 residential floors. Here, 174 units sit on a footprint of about 2,490 sqm, which makes for high density but one that's manageable for a building of this height. The two basement levels hold 192 covered parking spaces, a little over one space per unit (1.1). That ratio works fine for one-bedroom owners. Owners of the larger units will want to confirm exactly how many spaces are allocated to them. The ground floor houses four retail units, enough for a convenience store or a café, but not for anything resembling a proper retail strip.

A 21.5 million sq ft masterplan still under construction

The brochure leans heavily on the surrounding development, much of which doesn't exist yet. Meydan Horizon spans 21.5 million sq ft of mixed-use space. The masterplan calls for a 320,000 sq ft Central Park, Crystal Lagoons, a 2km canal and a 4km promenade. Reportage says it plainly: the appeal of the project rests on buying in before the destination is finished. That pitch carries a real risk. Verso's value will partly depend on how quickly the masterplan developer and neighboring projects deliver the parks, lagoons and shops they've promised. The brochure also mentions two view categories, park-facing and garden-facing, without specifying which floors get which.

Padel courts, a splash pad and a meditation deck

The shared amenities follow the current standard for Meydan towers, with a few extras. The padel court remains the single most requested amenity among renters aged 25 to 40, and few towers of this size include one. Families get a kids' pool, a play area and a splash pad with ground-level water jets, which lines up with what two-bedroom tenants tend to need. The rest of the list includes a large swimming pool, a gym, a yoga space, a meditation zone, barbecue areas, outdoor dining spots, foosball and a table tennis table. Inside the apartments, the brochure lists private balconies or terraces, double glazing, fiber-optic connectivity, built-in wardrobes and fully tiled bathrooms.

Two British curriculum schools five minutes away

The distance chart offers a few useful reference points. Hartland International School and North London Collegiate School are both five minutes away by car, a real selling point for two-bedroom buyers. Dubai Design District and Dubai Creek Harbour are listed at ten minutes, while Downtown, Dubai Mall and the international airport come in at fifteen. Meydan Racecourse sits at 18 minutes, Dubai Hills Estate at 20 and Palm Jumeirah at 25. These drive times come from the developer and assume smooth traffic conditions. The neighboring Ras Al Khor Wildlife Sanctuary, right next door, protects 6.2 sq km of wetlands, which rules out any construction on that side.

Reportage, an Abu Dhabi developer, expands its portfolio into Dubai

Reportage Properties is headquartered in Abu Dhabi, on Al Reem Island, with an office in Business Bay. The group claims a presence in around twenty countries, from Egypt to Saudi Arabia, plus Turkey and several African markets. In the UAE, it is also developing projects in Masdar City, on Saadiyat Island and in Fujairah. It tends to favor buildings of contained scale with a majority of smaller units, and Verso fits that pattern. For an investor, three pieces of information are still missing from the brochure: the handover timeline, the payment schedule, and the escrow account registration number with RERA.
