About this project
Zaha Hadid Architects designs a 20 storey shell on Al Marjan Island
Among the towers rising on Al Marjan Island, few carry the name of a world-class architecture firm. Oystra Tower B is one of them. Richmind Development handed the Oystra complex to Zaha Hadid Architects, the London-based firm known for its curved volumes, and this second tower carries on that visual language. The building has 20 residential floors sitting on two podiums, a ground floor and two basement levels. It offers one to three bedroom apartments, duplexes and penthouses, handed over fully furnished with Italian furniture. Keys are set to be handed over on 21 December 2029.
A facade inspired by a seashell
The facade is built from smooth, continuous lines that trace the shape of a seashell, hence the name Oystra (close to "oyster"). This is not just a decorative choice. On an artificial island where developers often stack up glass blocks with similar geometry, a recognizable silhouette remains one of the few real levers for resale value over time. Zaha Hadid Architects has already used this type of organic envelope on a number of buildings across the Gulf, including in Dubai and Riyadh. What remains to be seen is how well the execution lives up to the renderings, since this kind of facade is expensive to build and leaves little room for construction shortcuts.
Two podiums, two basements, 20 residential levels
The building's section is fairly standard for a UAE residential tower, but well balanced. The two basement levels hold parking, run with valet service. The ground floor and the two podiums bring together the lobby, retail, restaurants and most of the shared amenities. Above that, the 20 residential floors are entirely given over to homes, keeping apartments away from the noise and traffic of the podium base. Duplexes and penthouses sit, as you'd expect, on the upper floors, where views over the Arabian Gulf open up the most.
A rooftop restaurant wrapped by a 360 degree pool
The most distinctive amenity sits near the top. The Sky restaurant is wrapped by what Richmind describes as Ras Al Khaimah's first 360 degree infinity pool. The rest of the offering covers the usual high-end standards: a spa with pools, a sauna, a hammam, a gym, a yoga studio and concierge service. A few extras stand out, such as a golf simulator, a padel court, a cinema room and a games lounge. The tower is also pet friendly, with a dedicated dog garden and walking area, something still uncommon in the island's residential buildings.
Who is buying into Oystra Tower B
The furnished handover clearly targets two buyer profiles. The first is the investor who wants to run the unit as a short-term rental from day one, skipping the furnishing stage altogether. The second is the second-home buyer, often European or from the Gulf, looking for a seaside base under an hour from Dubai. A kids' pool and both indoor and outdoor play areas also widen the appeal to families living on the island year-round. Freehold status, open to foreign buyers on Al Marjan Island, makes ownership straightforward for all three groups.
55 minutes from Dubai airport
On access, the tower sits 7 minutes by car from Al Hamra Mall and 15 minutes from Al Hamra Marina Walk. Ras Al Khaimah International Airport is 20 minutes away, and Dubai's is around 55 minutes. These travel times place Oystra more as a beach destination play than a Dubai suburb. The island has also been drawing in major developers, from Emaar to Aldar, largely on the back of the integrated Wynn Resorts complex expected nearby. Facing off against these established names, Richmind Development is banking on the Zaha Hadid name to carve out its place, and the end-2029 timeline leaves room to check on construction progress before each payment call.
