About this project
Units designed to gain a bedroom after handover
Imperial Garden has just six residential floors, sitting above two basement levels and a ground floor, and topped by a roof deck. For Samana Developers, a name Dubai usually associates with twenty-storey towers, this is a modest footprint. What sets the project apart lies elsewhere: in floor plans built to change over time. According to the brochure, a studio can be converted into a one-bedroom, a one-bedroom into a two-bedroom, and a two-bedroom into a three-bedroom. The project sits in Arjan, a few minutes from Dubai Miracle Garden, on a freehold plot. Handover is scheduled for March 2029, leaving a construction window of just over three years.
Partitions built to switch unit type
Layout flexibility is the brochure's main selling point, and it's the first thing to check on the detailed floor plans. The idea is to design spaces that can absorb an extra bedroom without touching the technical ducts or the facades. For a buyer, this changes how the product should be read. A studio bought as a rental unit could, a few years down the line, be reconfigured for a couple, and a two-bedroom could accommodate a growing family. What remains unclear is whether these conversions are included at handover, offered as a paid option by the developer, or left entirely to the owner to arrange. The answer has a direct impact on the real cost of the deal.
Studios with a pool on every floor
The floor plans show a studio type labelled Studio + Pool (Type 1), repeated from the ground floor up to the sixth floor. Samana built its reputation on this private-pool formula, already used at Parkville and Samana Ibiza. Unit numbering gives a sense of density: it runs up to position 51 on typical floors, pointing to a wide building rather than a tall one. Odd and even floors follow two distinct layout types, likely to offset terraces and pools from one level to the next. For a studio, a private pool remains a short-term rental selling point that's hard to find at this size.
Between Miracle Garden and the E311 interchange
Arjan sits at the junction of Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Road (D63). This spot gives quick access to both of southern Dubai's main north-south and east-west routes. Miracle Garden, Butterfly Garden, City Centre Al Barsha, Circle Mall in JVC and City Centre Me'aisem are all under ten minutes away. Dubai Marina, Downtown, Mall of the Emirates, Ibn Battuta and Al Sufouh beach take between ten and twenty minutes. Both airports, DXB and Al Maktoum, are twenty to thirty minutes out. The neighbourhood borders JVC, Motor City and Al Barsha South, areas already well rented among working expats.
An amenities deck on the first floor
Most of the facilities sit on a deck at first-floor level, freeing up the ground floor and placing the pools closer to the units. There's an adult pool, a kids' pool and shallow pools fitted with water beds. A hammock garden and a trampoline park go beyond what most Arjan residences typically offer. For evenings, an open-air theatre doubles as an outdoor cinema, next to a barbecue area and built-in seating. The wellness section brings together a sauna, hammam, jacuzzi, indoor and outdoor gym, and a yoga and meditation space, with dedicated changing rooms.
The developer's forty-third project, built in-house
The brochure's project map lists 43 Samana developments, with Imperial Garden as the latest. Several are clustered in Dubailand, Arjan and JVC, under names like Samana Hills, Samana Greens, Samana Park Views and Samana Skyros. The developer claims full in-house control: design, engineering, construction, procurement and quality control are all handled internally. In theory, this model limits the delays and cost overruns tied to outsourcing. Before committing, an investor would do well to compare promised versus actual handover dates on Samana's completed projects in the same area.
