About this project

A low rise building where Samana usually stacks far more floors

Samana Rome has a ground floor and five residential levels, nothing more. That number stands out from a developer whose recent launches reach 27, 30 or even 35 storeys in Majan and Dubailand. The project sits in District 11 of Mohammed Bin Rashid City, on the Meydan side, an area mostly known for its villas. The offering is limited to two unit types, one and two bedroom apartments, and each comes with a private pool on the balcony. Handover is set for 31 December 2027, on a freehold basis.

Five floors facing the towers of Majan

The low rise format changes how the building is lived in. With six levels in total, circulation stays short and a single lift is enough to serve a limited number of units per floor. The name references Rome and the brochure describes an architecture inspired by the city, though it names no architect and no facade material. Buyers will have to judge the project from plans and renders rather than from a known design signature. What is documented are large windows and living rooms described as generous, with no stated square footage in the material reviewed.

Two layouts, a pool for each one

The scheme includes no studio and no three bedroom option. The published floor plans show only a one bedroom model with a pool and a two bedroom model with a pool. This is the standard Samana Developers formula, the private balcony pool having been the company's signature for several years now, from Samana Ibiza to Parkville. In a five storey building, this choice brings one practical benefit: pools on the upper floors get a clearer outlook than lower floors sometimes get in a tower hemmed in by other towers. The narrow unit mix clearly targets singles, couples and small families.

A building among the villas of District 11

District 11 of MBR City is mostly made up of houses, such as the 22 villas of Wellington Grand Villas or the 46 homes of Knightsbridge Phase 2. Samana Rome brings an entry level apartment product to an area where that remains uncommon. On the road network, the site sits between Sheikh Mohammed Bin Zayed Road (E311), Sheikh Zayed Road (E11) and Al Khail Road (E44). The brochure states a 10 to 15 minute drive to Downtown Dubai and Dubai Mall, 15 to 20 minutes to DXB airport and Kite Beach, and 25 to 30 minutes to Dubai Marina or Al Maktoum airport (DWC). It also mentions schools, medical facilities and retail planned for the area, without a firm timeline.

Open air cinema and a yoga studio on the amenity list

The amenity list runs long for a building this size. The open air cinema is the most unusual item: it is rarely found in a six storey building and could serve both residents and short term tenants. The wellness offering includes a yoga studio, a spa, an indoor gym and an outdoor gym, letting residents train outside in winter and indoors during the summer heat. For families, the project includes a kids' pool, a play area and a landscaped garden, on top of the shared pool. The brochure also mentions a private club aimed at families and a community center, though neither size is specified.

End of 2027, earlier than other Samana launches

The 31 December 2027 date puts Samana Rome ahead of most of the developer's recent projects. Parkville, Samana Park Meadows, Samana Business Park and Ocean Bay are all slated for 2028. A six storey building requires a far shorter construction program than a 35 storey tower built over basement levels, which makes the timeline plausible on paper. The schedule is still worth tracking on site, as with any off plan project in Dubai. For a buyer aiming to rent out quickly, gaining a year on handover compared with the developer's other current projects is a concrete argument.
