Sugee Group brings the Wyndham hotel brand to Al Marjan Island

A residence plugged into a global hotel operator, that's the bet Sugee Group is making with Vienna House Residences by Wyndham. The complex sits on Al Marjan Island, the artificial archipelago in Ras Al Khaimah where the first casino in the UAE is set to open, run by Wynn Resorts. The unit range is broad, from a 540 square foot studio up to 3, 4 and 5 bedroom penthouses starting at 7,400 square feet. Sales launch is set for October 24, 2026, with handover targeted for the last quarter of 2027. The reservation deposit (EOI) is fixed at AED 50,000, which points from the start to buyers ready to commit early.

A range that runs from studio to 5 bedroom penthouse

Few projects on Al Marjan cover such a wide spread of unit types. The studio opens at 540 square feet, a compact format suited to a first purchase or a short term rental play. Next comes a modular 1 bedroom starting at 660 square feet, then a standard 1 bedroom at 938 square feet and a 2 bedroom at 1,430 square feet. The jump to the penthouses is sharp: a minimum of 7,400 square feet for the 3, 4 and 5 bedroom layouts. This spread lets smaller investors and wealthy buyers sit under the same roof, a strategy Sugee Group leans into here.

The amenity list moves off the usual script for a beachfront residence. Beyond the infinity pool and pool deck, the program includes a climbing wall, a padel court and an open air gym alongside the indoor one. Those after recovery options get a spa, a sauna and a hammam, plus a yoga area and jogging tracks. The service side sticks to hotel brand standards: concierge, housekeeping, laundry and valet. A coworking space and a lounge round out the offer for residents working remotely from Ras Al Khaimah.

The island location puts residents right next to the area's key points of interest. Turtle Beach is listed at 4 minutes away, the Wynn Resort and Rosso Bay at 5 minutes. Nikki Beach is a 7 minute trip, while Al Hamra Mall and the golf marina take around ten minutes. This concentration matters because Al Marjan Island remains an active construction site where value depends heavily on proximity to future leisure facilities. Sitting five minutes from the Wynn casino, the tourism engine for the whole archipelago, is a concrete selling point for resale or short term letting.

A residence built for short term rental

The setup clearly targets short term rental returns. The Wyndham name brings a brand international travelers recognize, an asset for filling studios and 1 bedroom units during the tourist season. Hotel style services (housekeeping, concierge, laundry) make furnished letting workable without heavy management on the owner's part.
