A fashion house shapes the driveway, the facades and the living rooms of Taraf's villas

Four villa models, ranging from five to seven bedrooms, lined up along a street named "The Catwalk". That's the master plan behind Karl Lagerfeld Villas, a limited collection that Taraf is building in District 11 of Mohammed Bin Rashid City, directly across from Nad Al Sheba. Handover is set for December 2027, on a freehold basis. The designer's name here isn't just a logo stuck on the facade: the brochure carries it through into room names, the material palette and even the clubhouse's title. The real question is what this signature actually changes for a buyer, beyond the label.

The Catwalk, the spine that organises the master plan

The layout follows a linear logic. Visitors pass through the main entrance, then move along The Catwalk, the central spine that serves the villas much like a runway. This axis leads to the Clubhouse Pavilion, then splits toward two separate gardens: the Wellness Gardens, built for quiet, and the Family & Play Gardens, set aside for children. The route ends at a direct access point to the neighbouring crystal lagoon, with unobstructed views toward Downtown Dubai. This zoning keeps uses clearly separated, which matters in a community where every house is meant to hold large families.

Four models, from 5 bedrooms to the 7-bedroom Premium

The range stays focused on large floor plans. Taraf is offering a 5-bedroom villa, a 5+ version, a 6+ and a 7-bedroom unit labelled Premium. The "+" marks an extra flexible room, suited to a home office, staff quarters or a playroom. Only the 7-bedroom model comes with a basement, making it the most distinct product in the lineup. There's no compact layout on offer: this project isn't aimed at a first-time buyer, but at a household moving up the ladder.

Spiral staircase, sunken lounge and a dedicated majlis

The interior spec list blends fashion-world touches with Emirati living habits. Expect a spiral staircase, a sunken lounge, a library lounge and a majlis room set aside for receiving guests. Every villa comes with its own pool and a large walk-in closet, a fitting detail for a project carrying a ready-to-wear brand's name. The top floor opens onto a rooftop terrace, shown in the renders as a Sky Lounge. Those renders also feature a formal kitchen opening onto the dining area and a separate entertainment lounge.

Monochrome facades with Art Deco touches

The architectural approach relies on clean volumes and a monochrome palette of black, white and grey. The facades play with textured materials rather than colour. Taraf also points to Karl Lagerfeld's known fondness for the 18th century, translated here into Art Deco details layered onto a minimalist base. On paper, the mix sounds contradictory. In practice, it sets these villas apart from the Mediterranean-style homes and white cubes that dominate the surrounding offer at Meydan.

The Library, a lounge built around the designer's obsession

The clubhouse draws on a well-known story: Karl Lagerfeld lived surrounded by books, and his personal library ran into the hundreds of thousands of volumes. That's the basis for "The Library", a lounge designed as a work and meeting space for residents. Next to it, "The Club" serves as a recreation room for all ages. The pavilion also houses a gym, an adult pool with a gradual-entry beach area, and a separate children's pool. These shared amenities round out the villas' private pools without duplicating them.

Nad Al Sheba three minutes away, Downtown nineteen

The site sits directly across from Nad Al Sheba, an established residential area, roughly three minutes away by car. The developer quotes fifteen minutes to Meydan Racecourse and nineteen to Downtown Dubai. Taraf, already active on Palm Jumeirah with LUCE, is taking on more family-oriented ground here, surrounded by other villa projects that are also building around the lagoon. The target buyer is clear: large, residential families drawn to a fashion name and willing to wait until late 2027 to move in.
