The extra study room, Future Avenue's bet at Meydan Horizon

Of the three residential layouts announced for Future Avenue, two include a study room. True Future Real Estate Development is offering standard one bedroom units, along with one and two bedroom units with a "study room", rounded out by retail units on the ground floor. The building sits in Bukadra, within Meydan Horizon, a master plan sized for 72,000 residents. Handover is scheduled for 31 March 2029. The official sales launch date and several technical details (number of floors, number of units) have not yet been released, which calls for a cautious reading of the file.

Two layouts out of three come with a study

The "study" option is not a minor detail in Dubai. Since 2020, rental demand for homes that accommodate working from home has grown noticeably, particularly among professionals tied to DIFC or the free zones. A one bedroom with study typically rents somewhere between a plain one bedroom and a two bedroom, while still being more affordable to buy than a true two bedroom. The two bedroom with study is aimed more at a couple with one child, or a household that wants a guest room without giving up dedicated work space. The scheme offers neither a studio nor a three bedroom option, which sets it apart from neighboring towers built purely around rental investment.

Ground floor retail, big ticket units

Future Avenue is not a purely residential building. The developer is selling retail units whose entry price runs more than four times that of a one bedroom apartment. These spaces are therefore aimed at institutional investors or operators rather than individual buyers. The amenities list mentions cafes, restaurants and shops, which will likely fill these units. For residents, this means nearby dining and shopping right at the base of the building. For anyone buying a retail unit, the key question remains how quickly Meydan Horizon fills up, which will shape footfall in the early years.

Plots MU-08 and MU-09, facing Sobha Hartland

The site plan in the brochure places the project in a mixed use zone (residential, retail, offices, hospitality), on plots marked MU-08 and MU-09, directly across from Sobha Hartland. The area is built around four lagoons, a 2 km canal and a 4 km promenade. The developer states that a station on the future metro line will be 2 minutes away, a point worth checking since the route remains at the planning stage. Stated travel times put the international airport and DIFC at 9 minutes, Burj Khalifa and Dubai Mall at 10 minutes, and Meydan Racecourse at 12 minutes. Palm Jumeirah sits 28 minutes away, which confirms a positioning geared toward the business district rather than the coastline.

Padel, volleyball and outdoor cinema

The amenities list leans heavily toward team sports. There's a padel court, a basketball court and a volleyball area, alongside an indoor gym and an outdoor fitness space. An outdoor cinema and an open multipurpose area round things out, with barbecue spots for evenings. Indoors, a video game lounge and a billiards room cater to teenagers and young professionals alike. Families get a kids' pool, an outdoor play area and jogging tracks. The shared jacuzzi and pool deck remain standard fixtures for this segment.

A developer with a thin track record, a timeline still unclear

True Future Real Estate Development does not, at this stage, have a widely documented delivery history in Dubai. The brochure is in fact circulated by an intermediary, Lucretia International, and in places refers to a "Future Residence", suggesting the project's name may have changed. No information has been published on the architect, materials or payment plan. The March 2029 deadline allows for roughly three years of construction, a reasonable timeline for a mid sized building. Before committing, investors would do well to verify the project's registration with RERA and confirm that the escrow account is open.
