About this project
Three out of four units are one-bedrooms, handed over furnished: the rental logic behind Future Residence
Of the 150 apartments at Future Residence, 117 have a single bedroom. The remaining 33 are two-bedroom units, and no other layout is offered. True Future Real Estate Development hands over every unit furnished, decorated and fitted with an integrated smart-home system, plus one parking space per apartment. The tower rises over a ground floor, two podium levels and 17 residential floors, topped by a roof terrace, in Bukadra, within the Meydan Horizon district. Retail space occupies the base. Completion is scheduled for October 5, 2027.
117 one-bedroom units out of 150
This 78% share of one-bedroom units says a lot about the target buyer. The developer is not chasing the family looking for three bedrooms and a maid's room. It is aiming at the single tenant or couple, often a professional working in DIFC or Downtown, and the investor who wants to rent out quickly. The 33 two-bedroom units remain a secondary offering, useful for young families or flatmates. In a Meydan Horizon market where several neighboring towers also offer three-bedroom layouts, Future Residence takes the opposite approach: a lineup concentrated on smaller units.
Nine pools for 150 apartments
The brochure lists nine pools and two gyms, one indoor and one outdoor. Relative to the number of units, that works out to one pool per fewer than 17 apartments, a rare ratio for a building of this size. The list includes a kids' pool, a splash pad, cabanas and a pool lounge, as well as private pools on certain units. The rest of the amenity package mixes a mini-golf area, an outdoor cinema, a games room, a ping-pong table and a yoga space. The actual size of these pools will need to be checked at handover, since nine pools spread across a two-level podium mostly points to modest volumes.
Turnkey for furnished rentals
Handing over a fully furnished unit changes the math for an overseas buyer. There is no furniture budget to plan for and no contractors to coordinate from abroad, and the unit can be listed for rent as soon as the keys are handed over. The built-in smart-home system also makes remote management easier, a point in favor of short-term rentals. The trade-off is clear: the buyer accepts the developer's furniture choices, and the brochure does not specify brands or finishes. This is worth confirming in writing before signing.
Ras Al Khor on one side, Downtown on the other
The orientation plan provided by the developer distinguishes several facades. Some apartments face the Ras Al Khor nature reserve, six minutes away by car, while others look toward the Downtown Dubai skyline and the Creek. The remaining facades overlook the Meydan Horizon lagoons and the sunrise. Floor and orientation will therefore matter more for resale value here than in a tower with uniform views. For a buyer, a Burj Khalifa view and a mangrove view do not carry the same weight.
A metro station still at the planning stage
The travel-time map places a future metro line two minutes away. It is still labeled "proposed" in the brochure, with no timeline or station name given. Other distances are measured by car: nine minutes to DXB airport and DIFC, ten to Dubai Mall and Burj Khalifa, twelve to the Meydan Racecourse, 22 to Burj Al Arab and Jumeirah Beach. The Meydan Horizon master plan calls for four lagoons lined by a 4 km promenade, a 2 km canal and a large central park, for a target population of 72,000 residents. These amenities will shape the area's appeal, and their progress is worth tracking alongside construction of the tower itself.
A developer still to be judged on delivery
True Future Real Estate Development describes itself as a Dubai-based developer active in residential towers and mixed-use schemes. Its brochure does not name a single completed project. For an investor, this lack of a verifiable track record is a factor to weigh. Checking the DLD register and the escrow account tied to the project allows buyers to confirm actual progress before committing. The October 2027 deadline leaves roughly two years of construction, a reasonable timeline for a 20-story building.
