About this project
Five residential floors per tower, and a wellness programme split into four strands
High Best tops out at five residential levels. The project from True Future Real Estate Development comprises two towers in MBR City's District 11. Each building has a basement, a ground floor, five floors of apartments and a rooftop. The unit mix runs from studios to three-bedroom apartments and includes retail space. Most of the brochure is given over to a wellness concept built around four pillars (mind, body, personal growth, community), and this is where the project tries to stand out in an area already crowded with villas and low-rise buildings.
Two matching buildings over seven levels
The scale here is modest: basement, ground floor, five residential floors and a rooftop, seven levels in total once you count the underground parking. This footprint fits the density rules that apply across much of District 11, where buildings stay low around the lagoons and villa communities. Covered parking sits below ground, freeing up the ground floor for the lobby and shops. The facade follows a contemporary design, though the brochure names neither an architect nor specific materials. Buyers who care about architectural pedigree will need to ask the developer directly.
Studios to three-bedroom units, with retail at ground level
The range covers four layouts: studios, one, two and three-bedroom apartments. Only the one-bedroom unit gets a detailed presentation in the brochure, shown with an open floor plan and unobstructed views. No square footage figures are given, which rules out any comparison with neighbouring developments for now. The retail units at the base of the towers could fill the gap in everyday services that some parts of Meydan still lack. Every apartment comes with a smart home system, though the brochure doesn't spell out what it actually does.
Mind, body, growth, community: the developer's framework
True Future sorts its shared spaces into four categories. On the mind side, it lists meditation and reflexology paths along with so-called "revitalising" rooms. The body strand includes a yoga studio and a full gym. Personal growth comes through a creative play room for kids and an "innovation hub", a shared workspace for collaboration. The community strand rests on a single meeting lounge. The framework echoes wellness programmes more typical of hotel residences, scaled down here to a pair of five-storey buildings.
Outdoor cinema, sauna and an infinity pool
The amenity list is fairly standard for Dubai, but long for two five-storey buildings. It includes an infinity pool, a kids' pool, a jacuzzi, a sauna and a spa. The outdoor cinema and barbecue area are built for winter evenings, the season when outdoor spaces actually get used. A games room and a children's play area round out the offering. These facilities are spread across a limited number of units, which points to higher service charges per apartment. That's worth checking against the actual service charge budget.
Meydan Racecourse next door, Burj Khalifa 15 minutes away
District 11 sits within Meydan's orbit, with the racecourse used as the brochure's main reference point. According to the developer, Burj Khalifa and Dubai International Airport are 15 minutes away by car. Hamdan Sports Complex and Desert Palm Polo Club are said to be 10 minutes away, while Burj Al Arab, Sharjah Airport and Jumeirah Islands are listed at 20 minutes. Dubai Marina and Expo City are around 25 minutes out. These drive times assume smooth traffic on Al Khail Road and the E311, which rarely holds up during rush hour.
Handover set for February 2026
The official schedule points to handover in February 2026. At that stage, buyers are no longer financing an off-plan promise but a near-finished building, and the actual state of construction becomes the main thing to check. True Future remains a lesser-known name compared with the big players in the market, and its delivery track record is worth checking against the RERA registry. The property is offered freehold. Studios and one-bedroom units are geared more toward renting to young professionals, while the three-bedroom apartments suit families drawn in by the kids' play room and pool.
