Lunaya
Lunaya is a villa community by Zaya in partnership with FIVE Holdings, located in Jebel Ali on Sheikh Zayed Road. The project is shaped around nature, water and open-air living, with a walkable master plan, moving waterways and a swimmable lagoon. The architecture is inspired by the rhythm and softness of the moon, with curved forms, outdoor façades combine textured white clay with wood-inspired louvers, creating a minimal yet warm and elegant appearance. The collection includes four types of villas — Bloom, Rise, Dune and Sol, offering four-bedroom and five-bedroom layouts. All villa types include a maid’s room, storage, laundry area and elevator, while Dune and Sol residences also feature swimming pools integrated into the landscape. Interiors are designed with European ceramic and porcelain tiles, large-format finishes, creating calm, fluid and practical living spaces. The community offers dining venues, padel and tennis courts, an advanced gym and spa, a running and biking trail, an indoor kids club, playgrounds, a wellness studio, swimming pools, an in-community supermarket, a lagoon cinema and sports areas. Lunaya provides direct access from Sheikh Zayed Road. The Outlet Village and Dubai Parks & Resorts are 5 minutes away, Dubai South & Expo City Zone is 12 minutes away, Palm Jebel Ali and Jebel Ali Beach are 14 minutes away, The Winchester School – Jebel Ali is 15 minutes away, and Dubai Marina is 22 minutes away.
