About this project
Green Source: a project announced before it's unveiled
For now, the Green Source file fits in one sentence: a mid-rise residential complex, pitched as upscale, in Masdar City. Advanced Properties states that the launch date and further details will be released later. No unit types, no number of homes, no handover date appear in the documents available so far. The only concrete material is a list of six shared amenities. That's thin, but it's enough to place the project on the map and to raise the questions a buyer will eventually need answered.
What the file says, and what it leaves out
The term "mid-rise" gives a sense of scale. In the vocabulary of Emirati developers, it generally refers to buildings of a few storeys, far from the towers of Reem Island or Yas. That choice fits with the rest of Masdar City, where most recent schemes stay low. Everything else is missing: plot size, unit count, the split between studios and family apartments, construction timeline. Until these pieces are published, no serious comparison of price per square foot or density is possible. A cautious buyer will wait for the full package before putting down a reservation.
Masdar City, ground already crowded by Reportage
Green Source is landing in an area where new supply keeps piling up. Reportage Properties alone is marketing Plaza, Plaza 2, Sila and Royal Park there, the latter counting 844 homes. Siadah Development is building Al Mahra Residence (300 homes) in the district, and Burtville Developments is working on Bab Al Qasr Garden 65. Masdar City carries well known advantages: proximity to Abu Dhabi International Airport, the headquarters of IRENA, and a Khalifa University campus. But this competition will weigh on both rental returns and resale values. Green Source will need to stand out through its product, not its address.
Two pools, one reserved for adults
The amenities list points to a deliberate layout choice. The developer plans a separate adult pool and kids' pool, wrapped around a pool deck. That separation is a signal: it points to a mixed resident base, with families alongside childless residents who'd rather not share the same pool. Add to that a shared gym, a multipurpose outdoor area and parking. None of this is unusual for the segment, but a dedicated outdoor space matters in a city where heat limits terrace use for much of the year.
Advanced Properties steps away from the waterfront
The developer is best known for its work on Yas Island, with The Icon Tower, a 300-unit tower bordered by water on three sides and equipped with its own marina. Green Source marks a shift in register, then. It moves from a vertical, waterfront product to a mid-rise building in a district planned around energy efficiency. The project's name hints at an environmental angle, in line with Masdar's identity. Whether that promise translates into certifications or specific technical features remains to be seen. The current file mentions none.
Who this kind of scheme is built for
With no unit typology confirmed, the likely buyer profile has to be inferred from context. Masdar City draws researchers, postgraduate students and staff from the organisations based there, along with workers employed near the airport. The twin-pool setup suggests the developer is also targeting families. For a buy-to-let investor, the real question will be unit sizes and entry prices against the many studios already on offer in the district. The decision will ultimately come down to floor plans, the payment schedule and the handover date, three pieces of information Advanced Properties has yet to make public.

Masdar City

Conceived in 2006 as a real-world testbed for low-carbon urbanism, Masdar City has become one of Abu Dhabi's most distinctive places to live, work and invest. Backed by Mubadala, this eco-city combines a world-class technology free zone, buildings that use up to 40% less energy and water, and a close-knit residential community. Just minutes from Zayed International Airport, it draws researchers, founders and investors who value sustainability. Here is everything you need to know about Masdar City real estate before you move in or commit capital.

Advanced Properties
Advanced Properties Limited (APL) is an Abu Dhabi real estate developer officially established in 2021. Its team, however, carries construction know-how dating back to 1998. Under a previous name, the group completed multi-mega projects in Masdar City and across the Abu Dhabi Metropolitan area. Today it develops residential, commercial and mixed-use schemes on Yas Island and in Al Raha, about an hour from Dubai, offering investors a compact but targeted route into the capital's freehold waterfront districts.
