Oasis 2 carries project number 2020/10070 on the Abu Dhabi register, with a handover date set for 1 January 2023. For a buyer, that changes how the whole file should be read: this is no longer a matter of assessing 3D renders but of inspecting a real, walkable building that can be compared to its neighbours. Registered in 2020, finished in early 2023

The official paperwork places the project on plot G04B, with an escrow account held at ADCB under the name Oasis Residence 2. This setup has become standard in Abu Dhabi since off plan sales were regulated, but it does make it possible to trace the construction timeline with some precision. Between registration in 2020 and the announced handover in early 2023, the cycle ran to roughly three years, a short turnaround for a ten storey building with underground parking. A buyer looking at the secondary market today will want to check the real condition of the common areas and the level of service charges above all. They can also draw on actual rents being achieved in the building rather than relying on projections.

Studios to duplexes across ten floors

The range covers studios, one, two and three bedroom apartments, plus a limited run of duplexes. This broad mix sets Oasis 2 apart from neighbouring schemes that lean heavily on small units. Studios and one bedrooms are aimed at the rental market serving professionals working locally and students at Khalifa University, which is based in Masdar. Three bedrooms and duplexes speak more to families who want to stay close to the airport and Abu Dhabi island without paying Al Reem prices. The brochure doesn't break down the exact split by unit type, so that figure is worth requesting before comparing yields across formats.

Marble floors and rainfall showers

Every unit comes with a sizeable balcony or private terrace, still a decisive factor at resale given the local climate. Ceilings run high and the flooring throughout is marble. Bedrooms get built in wardrobes and dressing areas, while bathrooms are fitted with rainfall showers. Kitchens take the form of kitchenettes, a choice that saves on floor area but could put off households that cook a lot. On the larger unit types, this is a point worth checking in person.

Heated pool, jacuzzi and tennis court in the courtyard

The pool sits at the centre of the courtyard and its temperature is controlled, a useful detail in winter as much as during peak summer heat. A sun deck fitted with loungers runs alongside it. The complex also includes a jacuzzi, a shared gym and a tennis court, an amenity rarely found in a building of this size. Families get both covered and open air play areas, while the ground floor houses retail units, cafes and restaurants. Parking is underground, which frees up the surrounding grounds for landscaping.

Ventilation and green walls

Masdar City was conceived by the emirate as a showcase for low carbon urban planning, and Oasis 2 follows that brief. The developer highlights energy saving technologies along with ventilation and air conditioning systems designed to keep indoor comfort stable. A garden and vertical greenery add to the setup. The brochure doesn't put a number on actual performance or name a specific certification target, so asking an occupied unit's owner for their air conditioning bills remains the simplest way to test the claim.

Twenty minutes from the airport and Al Raha Beach

Shops, restaurants and medical facilities sit within walking distance. My City Centre Masdar and Masdar Mall are a short drive away, as is Abu Dhabi International Airport. Ferrari World on Yas Island and Al Raha Beach are both under twenty minutes away by car. This spot between the airport and Yas draws cabin crew, engineers and executives working in the nearby business districts, which also explains why Reportage keeps adding projects in the area.
