About this project

One building and sixteen houses on a single plot, at the entrance to Masdar City

The Gate brings together two products rarely paired within one scheme: a 34.70-metre apartment building and sixteen three-bedroom townhouses. Reportage Properties placed the whole development on a plot of roughly 8,885 sqm (95,644 sq ft), with total built-up area close to 49,500 sqm. The project's name reflects its location, since the brochure describes it in Arabic and English as sitting "at the gates" of Masdar City. Handover was set for 31 March 2024, making it one of Reportage's most advanced schemes in the eco-district. Units are sold freehold. For buyers, the main draw is the range of layouts on offer, running from studios to four-bedroom apartments, on top of the townhouses.

B+G+7: the massing in figures

The brochure's technical sheet lists a B+G+7 configuration, meaning a ground floor topped by seven residential levels. The project description mentions two basement levels, set aside for covered parking. The ratio between built-up area and plot size exceeds 5.5, a high figure for a mid-rise building. This comes down to the basements and footprint taking up a large share of the land. The developer also points to seven large elevators serving the floors, a useful detail for judging day-to-day comfort in a building of this scale.

Arabesque facades, neutral tones inside

The exterior treatment is the project's most visible feature. The facades carry arabesque patterns, echoing a graphic vocabulary already used elsewhere in Masdar City. This isn't a random design choice, as the district requires visual consistency tied to its low-carbon mandate. Inside, Reportage goes with a neutral palette and finishes described as high-end, without naming a specific supplier or material. Balconies and terraces extend living areas outdoors. No architect is credited in the documentation, which limits what can be said on this point.

Sixteen townhouses in two three-bedroom layouts

The townhouse portion stays modest in scale: just sixteen units, split across two layouts, all with three bedrooms. This offering targets families who want a house without moving far from the airport or schools. The apartment building, meanwhile, covers a wider range, from studio to four-bedroom units. This mix sets The Gate apart from Plaza 2, another Reportage project in the district, which holds 98 units on a 2,899 sqm plot and tops out at 25.9 metres. Here, the plot is three times larger and the building stands nearly nine metres taller. The scheme can therefore house both short-term tenants and households settling in for several years.

Kids' pool, cinema room and pet area

The amenities list runs long, but three items stand out. The first is a pool reserved for children, separate from the main pool, a detail that matters to families. The second is a screening area, usable by residents without leaving the building. The third is a play space for pets, paired with a dog-walking area, and pets are allowed. Beyond that, there's a gym, a yoga studio, barbecue areas, a jogging track, landscaped gardens, plus retail and cafes at ground level. The description also mentions tennis courts, which the brochure itself doesn't list.

Five minutes from the airport and GEMS and Ryan schools

The brochure's map puts Abu Dhabi International Airport five minutes away by car. Masdar Institute and My City Centre Masdar mall sit at the same distance, as do GEMS Education and Ryan International schools. Ferrari World is listed at ten minutes and the attractions of Yas Island at fifteen. For Al Raha Beach, the sources disagree: fifteen minutes according to the brochure, twenty according to the description. These travel times make The Gate a logical option for staff working in the Masdar free zone and for airport personnel.

Reportage, a local developer since 2014

Reportage Properties launched its first project in 2014 and handed over its first keys in 2018, with Leonardo Residences. The group then expanded into Dubai, Al Maryah Island and Dubailand. In Masdar City, it has kept up a steady run of projects: Plaza, Plaza 2 and Royal Park, the last of which counts 844 units. The Gate falls between these projects in scale. For an investor, this pace of launches within the same district also means direct competition between products from the same developer, both on resale and on the rental market.
