About this project

101 homes on under 4,000 sqm, two minutes from Masdar's Central Park

The Sila plot covers 3,978 sqm, and Reportage Properties has planned 101 homes on it. That figure puts the project firmly in the small-development category, far from the several-hundred-unit towers now multiplying elsewhere in Abu Dhabi. The scheme combines a six-storey building with a row of townhouses, mixing families and apartment buyers on a single plot. It sits within Masdar City, the low-carbon district launched by the emirate near the international airport. Handover is set for September 2029. For a buyer, the main draw is less about a long list of amenities than the quality of an address still being built out.

Two basement levels, a ground floor and six storeys

The main building has two basement levels, a ground floor and six residential storeys topped by a roof. That scale stays modest and fits Masdar City's planning rules, which favour low-rise buildings and shaded streets. The two basement levels house covered parking, freeing up ground level for gardens and pedestrian paths. The facade follows a clean geometry, with large glazed surfaces broken up by vertical decorative elements. Those vertical fins also serve a practical purpose in the local climate, cutting down direct sun exposure. No architecture firm is named in the official documentation.

Apartments and townhouses up to four bedrooms

The building offers two, three and four bedroom apartments. Townhouses come in three and four bedroom layouts. The absence of studios and one-bedroom units is a deliberate choice: Sila targets settled households rather than investors chasing small units for short-term rental. Floor plans combine living and dining areas into a single space, with a kitchen open to the main room and a balcony or terrace for every home. Some layouts add a maid's room and a laundry room, a standard feature expected by expat families in the UAE. The exact split between townhouses and apartments has not been disclosed at this stage.

Three minutes from MBZUAI

The Mohamed bin Zayed University of Artificial Intelligence sits about three minutes from the project. That institution draws researchers, faculty and PhD students from around the world, a population looking for housing nearby for several years at a stretch. Masdar City's Central Park is two minutes away, Abu Dhabi International Airport around ten minutes. Yas Island and Ferrari World are listed at 18 minutes by car. That combination points to a fairly specific occupant profile: airport and Masdar free zone executives, families of researchers, and staff working on Yas. Freehold status, open to foreign buyers, makes ownership accessible to that group.

Two pools and an indoor gym for 101 households

The scheme includes an adult pool and a children's pool, both surrounded by a pool deck. Set against 101 homes, that ratio points to reasonable crowd levels, something rarely seen in large towers. The gym is indoor and equipped, a useful feature in summer when the outdoors becomes hard to use for much of the day. Outside, residents will have a children's play area, barbecue zones, landscaped gardens and walking paths. A lobby, lounge areas and a social zone round out the offering. Nothing flashy, but a list built around everyday family life.

September 2029: a long horizon for Masdar

With handover set for 5 September 2029, buyers are committing to a wait of just over three years. That timeline gives the district room to fill in, since several neighbouring residential projects are due for completion by then. Reportage Properties ranks among the most active developers in Masdar City and knows the area's technical constraints well. The group is also expanding beyond Abu Dhabi, as far as the Fujairah coast. For an investor, the question worth asking concerns the payment schedule tied to construction milestones, which the brochure does not spell out. That information needs to come directly from the developer before signing anything.
