About this project
98 homes on a 2,899 sqm plot: Plaza 2 keeps things small in Masdar
Plaza 2 sits on a plot of 2,899 sqm, where Reportage Properties is building 98 homes. The building tops out at 25.9 metres, meaning a ground floor topped by five residential storeys. In Masdar City, where the same developer is also working on Royal Park with its 844 units, this scale reads as a pocket-sized scheme by comparison. The brochure claims a 3 Pearl Estidama rating, Abu Dhabi's own sustainable building standard. Handover is set for June 2027, on a freehold basis.
A square layout wrapped around its pools
The building is laid out as a square organised around an internal courtyard. This courtyard holds the green spaces and the pools, shown in turquoise tones in the brochure. The design carries a practical consequence: a good share of the units face inward toward the block rather than out onto the street. The developer describes an even split of natural light between units, a claim that will depend in practice on orientation and floor level. The facades carry a subtle arabesque pattern, in line with the contemporary Arab aesthetic that Masdar applies across its developments. The brand's own tagline, "The cool shade of life," points to that same pursuit of shade, a running theme in the district's urban planning.
3 Pearl Estidama and dedicated solar panels
The 3 Pearl rating puts Plaza 2 above the regulatory minimum, which is set at one Pearl for private buildings in Abu Dhabi. The project relies on solar panels dedicated to the building and on renewable energy sources. On the unit side, the spec sheet lists double glazing and central air conditioning, two items that carry real weight in the running costs of a home in the Emirates. Fibre optic cabling and a shared satellite dish are planned for every unit. For an investor, these details matter most over time: lower energy bills help retain tenants, particularly in a district that sells efficiency as its main selling point.
From 30 sqm studios to a limited run of townhouses
The range starts at studio and runs up to a four bedroom apartment. It also includes a small number of four bedroom townhouses. The published floor plans give clear benchmarks. The studio offers 327 to 331 square feet of indoor space (about 30 sqm), rising to 34 to 38 sqm with its balcony included. The junior one bedroom comes in at 489 square feet indoors, or 45 sqm, plus roughly 5 sqm of outdoor space. Every unit is a simplex, with built in wardrobes in the bedrooms. A laundry room is only included in certain units, a detail worth checking unit by unit.
149 covered spaces for 98 homes
The parking ratio is one of the more telling figures in the brochure. With 149 covered spaces, Plaza 2 comes out above one and a half spaces per unit, a comfortable figure for a building that mixes studios with larger family units. Two large elevators serve the six floors, a capacity that fits well with fewer than a hundred units. The entrance lobby is double height. Shared amenities include a large pool, a generously sized kids' pool, a gym and a barbecue area. A spa, a play area and ground floor retail round out the list.
Five minutes from the airport, according to the brochure
The developer's map places Abu Dhabi International Airport at 5 minutes away, while the project's fact sheet puts it at 7 minutes. Masdar Central Park and Al Raha Mall, along with the nearby beach, are listed at 10 minutes. Ferrari World sits at 13 minutes and Yas Island at 15 minutes. The developer also points to schools, mosques, banks and shops within walking distance. This position between the airport, Khalifa City and Yas will appeal first to people who travel frequently for work, as well as to staff from the institutions based in Masdar.
Who this compact format suits
On paper, Plaza 2 draws two types of buyers. The studios and junior units target the rental market: researchers, employees of the Masdar free zone and airport based crew. The larger units suit families looking for a low rise building rather than a tower. The limited height and smaller number of neighbours are genuine selling points against the denser developments found elsewhere in the capital. There is one limit to bear in mind: with so few units, resale value will depend heavily on how well the owners' association runs and how shared facilities are maintained.
