About this project

153 one-bedroom apartments out of 207: VIBE bets on small units 3 km from DIFC

VIBE comprises 207 units split between 54 studios and 153 one-bedroom apartments, with nothing larger on offer. The project, developed by Arsenal East Real Estate Development, occupies twin towers in Jumeirah Garden City, the Al Satwa area currently being rebuilt between Sheikh Zayed Road and Jumeirah. Each building rises eleven levels in total. The brochure states a handover in the third quarter of 2028, with the date fixed at September 3, 2028. The scheme is offered freehold. This is not a high-rise tower or a branded project. It is a mid-sized building geared toward rental income and young professionals working in the nearby business districts.

Eleven levels, three of them set aside for parking

The building section tells you more than the renders do. Of the eleven levels, three are given over to parking, totaling 229 spaces, one level houses retail, and only eight are residential. That works out to roughly 1.1 parking spaces per unit, a generous ratio for a scheme made up entirely of small units, where many projects settle for one space per apartment. The project description mentions a ground floor, two podium levels and eight residential floors, while the brochure refers to a three-level underground car park. Buyers would do well to request the final section drawings to know exactly what sits below ground and what sits above it.

DA Bureau designs a facade without flourishes

Design work has been handed to DA Bureau, an award-winning European firm led by architect Boris Lvovskiy. The studio's approach is stated plainly: architecture is not "form for effect" but a tool for quality of living. In practice, the facade follows a strict geometric grid, punctuated by wide floor-to-ceiling glazing. The brochure spends a lot of time on the entrance lobby and the corridors, which the firm treats as spaces in their own right rather than mere circulation. For the interiors, it calls for deep tones, contrasting textures and considered lighting, a departure from the white, neutral interiors found in most buildings in the area.

74% one-bedroom units, no large families

With 153 one-bedroom apartments and 54 studios, one-bedrooms make up nearly three quarters of the scheme. The target buyer is clear enough. This is a building aimed at single professionals or childless couples working in DIFC, Business Bay or Dubai Design District, and at investors after a product that rents easily on an annual lease. A children's play area is included, but it doesn't really change the picture, since no unit type here can house a family of four. Compared with neighboring projects that lean more heavily toward studios, VIBE offers somewhat larger floor plates. The tenant pool stays the same, but buyers get a more flexible product.

Cinema, coworking and an indoor pool on the podium

The amenities list runs long for a 207-unit building, but three of them actually change day-to-day living. The first is the coworking space, backed up by meeting rooms with high-speed internet, a real selling point for tenants who work remotely several days a week. The second is the indoor cinema room, still uncommon in projects of this size in Jumeirah Garden City. The third is the indoor pool, paired with an outdoor pool on the pool deck and a rooftop garden the firm calls "Lux Summer." There's also a library, a yoga studio, a meditation area, a gym, a concierge service and ground-floor retail.

Three kilometers from Burj Khalifa and DIFC

The brochure's map places about ten major landmarks within a 3 km radius: Emirates Towers, the Museum of the Future, DIFC, Burj Khalifa, Dubai Mall, Dubai Opera, Zabeel Park and La Mer beach. Business Bay, Downtown, Al Karama and Dubai Design District sit around 5 km away. Dubai International Airport (DXB) is 10 km out, a 15 to 20 minute drive according to the developer. For a tenant working in DIFC, the commute is a matter of minutes, without needing to navigate Sheikh Zayed Road's main interchanges. That's the case for the neighborhood's positioning against cheaper but more peripheral areas like JVC.

Arsenal East cites 23,000 units delivered

The developer presents a 28 year track record, 54 completed residential communities and more than 23,000 apartments delivered on time, according to its own figures. It also claims over a million square meters built, roughly 42,000 residents and about fifteen schools and kindergartens completed. The brochure does not specify which countries these projects were built in. A careful investor will want to check Arsenal East's track record in Dubai specifically, the project's escrow account status with RERA, and actual construction progress before committing. The brand talks up "non-standard solutions" and attention to urban context. VIBE reads as a fairly restrained take on that promise.

Jumeirah Garden City

Jumeirah Garden City

Jumeirah Garden City is one of Dubai's most ambitious urban regeneration projects, transforming the heart of Al Satwa into a modern, mixed-use freehold district. Developed by Meraas Holding, this medium-density community stretches along Sheikh Zayed Road (E11), directly opposite the Dubai World Trade Centre and DIFC. With vertical residential towers, retail spaces, hotels and lush parks all taking shape, Jumeirah Garden City represents a rare chance to invest in a centrally located neighbourhood before it reaches maturity.
