About this project

85 apartments handed over furnished, down to the sofa and washer dryer

Elmora counts just 85 units, and every one of them is handed over to buyers fully furnished. That figure is small for Jumeirah Garden City, where several neighbouring schemes run past 200 or even 400 units. The building from Neoterra Real Estate Development stacks a ground floor, two podium levels and eight residential floors on top of each other. It holds only studios and one or two bedroom apartments. Handover is scheduled for February 2028, on a freehold basis. What sets this project apart isn't so much the architecture as the operating model, which sits close to that of a serviced hotel residence.

A furniture list that goes down to the plates

The brochure spells out the furniture package in detail, which is unusual at this stage of a sales launch. The living room comes with a sofa, a television and a coffee table. The dining area gets its table and chairs, the bedrooms their beds and built in wardrobes, and the balcony an outdoor seating set. A washer dryer is built in, and the kitchen arrives equipped with a microwave, oven, hob, hood and refrigerator, set beneath a stone countertop. For an investor targeting furnished or short term rentals, this removes a fit out step that typically takes several weeks after key handover.

A concierge service modelled on hotel operations

The services side goes well beyond a simple front desk. Neoterra is promising a concierge that handles bookings, deliveries and events, a housekeeping and laundry service, and airport transfers. On top of that come secure parcel reception, an on call nutritionist and a private chef for special occasions. What remains unclear is which of these services will be folded into the service charges and which will be billed per use. That question has a direct bearing on net yield, and buyers would do well to get it in writing before signing.

GRID runs the build for a young developer

Neoterra is a recent entrant to the Dubai market. Its other known project, Eira, sits in Dubai Production City and is due for handover in 2029. For Elmora, the developer is leaning on GRID Properties, which acts as development management partner and also handles sales. The design of the lobby, with its custom furniture, is credited to GRID as well. This setup offers some reassurance on execution, but it doesn't substitute for a delivery track record specific to the developer. Buyers should check the escrow account and the construction milestones for themselves.

Named equipment brands

The technical sheet names specific brands, which makes comparison easier. The lifts are Schindler, the bathroom fittings Kohler, the switches Legrand or ABB, and the paint Caparol, each time with the caveat "or equivalent". Bathrooms feature wall hung toilets, frameless shower screens and porcelain tile on both floors and walls. Master suites include a separate shower and an overhead rain shower. On the energy side, the developer mentions solar control glazing, water efficient fittings and parking spaces ready for electric vehicles.

Two tiers of shared amenities

Common areas are split between the landscaped podium and the rooftop. The infinity pool is a lap style pool oriented toward the view. Saunas are separated for men and women, a detail that matters for a Gulf clientele. There's also a jacuzzi, a panoramic gym, a jogging track, a coworking space and a business lounge. The brochure mentions French style balconies with views of city landmarks, while the furniture list plans for an outdoor seating set: it's worth checking, unit by unit, how deep those balconies actually are.

Between a park and Sheikh Zayed Road

The building sits between Jumeirah Garden City and Sheikh Zayed Road, right next to a public park. The developer advertises views of Burj Khalifa, Dubai Frame and the Museum of the Future, which will depend on floor level and orientation. Expect around 17 minutes to Burj Khalifa and Dubai Mall, and 16 minutes to Dubai International Airport. Burj Al Arab is 38 minutes away, with Palm Jumeirah and JBR beach around forty minutes out. The neighbourhood is filling up fast, and Elmora is betting on its small scale to stand out among far more densely populated towers.

Jumeirah Garden City

Jumeirah Garden City

Jumeirah Garden City is one of Dubai's most ambitious urban regeneration projects, transforming the heart of Al Satwa into a modern, mixed-use freehold district. Developed by Meraas Holding, this medium-density community stretches along Sheikh Zayed Road (E11), directly opposite the Dubai World Trade Centre and DIFC. With vertical residential towers, retail spaces, hotels and lush parks all taking shape, Jumeirah Garden City represents a rare chance to invest in a centrally located neighbourhood before it reaches maturity.
