112 two-bedrooms against 18 three-bedrooms

The two-bedroom is the volume product here, sized for families and young couples. Three-bedrooms and townhouses remain deliberately scarce, making them niche products within the same development. Every home features open floor plans and large windows facing the green spaces. This built-in scarcity creates a noticeably different buyer profile from one unit to the next.
Emaar South, a city growing around the fairway
Emaar South is not just a residential subdivision. The area brings together hotels, retail, healthcare facilities, schools and leisure amenities, all organised around the golf course. Its location ties it directly to the Al Maktoum Airport corridor and to Expo City Dubai, two engines of growth in the south of the emirate. Dubai Marina is roughly a 30-minute drive away, Downtown Dubai and Burj Khalifa around 35 minutes, and Dubai International Airport (DXB) about 45 minutes. The area is essentially banking on Emirates Road and the rise of DWC to build its future appeal. It's a bet on tomorrow's geography rather than today's centrality.

Stone and timber finishes, a light palette
The architectural approach relies on clean lines and a deliberately understated vocabulary. Interiors use a light, nature-inspired palette, accented with stone and timber textures that warm up the spaces. Open layouts and floor-to-ceiling windows aim to blur the line between the home and the landscaped gardens outside. This approach, common across Emaar's green communities, targets buyers who value calm and natural light over show. Views look out onto fairways and planted grounds rather than an urban skyline.
10% on booking, 20% on handover
The payment schedule runs over four years and follows construction progress. Buyers pay 10% on booking, followed by four instalments of 10% spread between March 2026 and July 2027, the latter tied to 30% construction completion. Three further instalments of 10% follow, linked to the 50%, 70% and 90% construction milestones, running through January 2029. The remaining 20% is due in September 2029, on handover. This is a standard structure for an Emaar off-plan launch, with no post-handover plan, meaning buyers need financing lined up before keys are handed over. Investors betting on Emaar South's growth should plan on a four-year horizon before any rental income comes in.
