About this project

GFS leaves Dubai for the Ajman coast with an eight storey building

Until now, GFS Developments had kept its launches within Dubai's inland districts, from Dubailand to Dubai Industrial City. Canterbury Waterfront changes that on two counts: the project sits in the emirate of Ajman and it backs onto the coastline, in the Al Zorah area. The building has three basement levels, a ground floor, eight residential floors and a rooftop. The developer is offering studios, one bedroom units, study variants and two bedroom apartments. Handover is scheduled for 28 February 2029, under freehold ownership. The question for buyers is what a waterfront address 20 minutes from Dubai airport is actually worth, set against the compact units GFS already sells further south.

Canterbury breaks with the Coventry line

The name alone signals a shift. Nearly all of GFS's recent schemes carry the Coventry brand, in versions such as Gardens, Curve, Casa or Cove, all of them in Dubai. Canterbury Waterfront is the first project on that list to sit outside the emirate and to position itself as a beachfront scheme. That said, the developer sticks to a familiar playbook: a mid range footprint, a unit mix weighted toward smaller layouts and a fairly full package of shared amenities. For an investor tracking the brand, this is a test case. GFS needs to show it can sell something other than commuter housing for workers in Dubai South's logistics zones.

Three basement levels under eight occupied floors

The ratio stands out on the spec sheet. Three underground levels for eight floors of housing is a generous proportion, suggesting parking built at scale and freeing up the ground floor for lobbies and landscaped areas. Part of the amenity package sits on the roof, which is standard practice for buildings of this height in the UAE. On the facade, the lines are clean and the panoramic glazing is designed to open living rooms toward the coast. Interiors follow a light, neutral palette, with functional layouts and living spaces described as spacious. No architect is named in the available documents.

Studios to two bedrooms, with a study option

The unit mix skips three bedrooms and any penthouse. The range tops out at two bedrooms, which clearly points the project toward singles, couples and small families. The study variants are worth more attention than they might first get. An extra room lets residents work from home without moving up a unit type, a real selling point for tenants splitting their week between office and home. On the rental side, studios and one bedroom units are aimed at short and mid term demand from tenants looking for something cheaper than Dubai while staying within reasonable reach of it. The two bedroom units lean more toward owner occupiers.

Outdoor cinema and an infinity pool

The amenity list runs to eighteen items, but three stand out. The infinity pool, flanked by a pool deck and a sundeck, is the centrepiece of the resort style positioning. The outdoor cinema is less common at this end of the market and makes the most of Ajman's climate for much of the winter. A meditation area, sunken seating, a fountain and a waterfall round out landscaping built around relaxation. Everything else is standard fare: a shared gym, a children's play area, walking paths, a lobby and lifts.

Sharjah in 8 minutes, DXB in 25

The travel times quoted by the developer make the project's logic clear. Sharjah is 6 to 8 minutes away. Dubai International Airport is 20 to 25 minutes via Sheikh Mohammed Bin Zayed Road, the route used daily by many commuters from the northern emirates. Umm Al Quwain is 35 to 40 minutes away, Ras Al Khaimah 45 to 55 minutes, and the Abu Dhabi border roughly an hour. These figures are best case: at peak times, the drive through Sharjah can stretch considerably. The likely buyer profile is a professional working in Dubai or Sharjah who accepts the commute in exchange for a coastal address.

Handover set for February 2029

The schedule puts key handover at the end of February 2029. That's a long horizon for an eight storey building, partly explained by the excavation of three basement levels on a coastal site. For an off plan buyer, that means several years of exposure before any rental income comes in. Al Zorah will have time to develop further before then, and that is precisely the bet Canterbury Waterfront is selling. Interim construction milestones haven't been disclosed at this stage, something worth checking before booking a unit.

Al Zorah City

Al Zorah City

On Ajman's northern shoreline, Al Zorah City stretches across a lush peninsula framed by the Arabian Gulf and a protected mangrove reserve. The community was conceived as a resort city rather than a conventional neighbourhood. It combines a Nicklaus Design championship golf course, marinas, beach resorts and low-density homes. For buyers seeking premium freehold property in Ajman at a fraction of Dubai's prices, it has become one of the most talked-about addresses in the Northern Emirates. This guide covers lifestyle, prices, connectivity and investment potential in Al Zorah.
