About this project
The Madeleine grocer puts its name on a Dubai residential address for the first time
In 1886, Auguste Fauchon opened a fine-food shop on Place de la Madeleine in Paris. A hundred and forty years on, the brand lends its name to a residential building in Jumeirah Garden City, developed by Prestige One and due for handover in the third quarter of 2028. The scheme is deliberately compact: a ground floor, two podium parking levels, eight residential floors and a rooftop reserved for penthouses. It offers studios, one and two-bedroom apartments, and two-bedroom penthouses, all freehold. For buyers, the real question isn't the concrete but what a gourmet food licence is actually worth when applied to housing.
From Place de la Madeleine to Sheikh Zayed Road
Fauchon isn't new to Dubai. The house already runs a café on Fashion Avenue, the priciest wing of Dubai Mall, alongside the big luxury names. Its move into hospitality is recent: the first Fauchon hotel opened in Paris in 2018, a second followed in Kyoto in 2021, and a property in Jeddah was announced for 2025. The deal with Prestige One, made official in 2026, is billed in the brochure as the brand's first branded-residences venture. That means there's no resale track record to draw on, so it's currently impossible to gauge what premium the name adds, unlike hotel brands that have been established in the Emirati market for years.
Eight floors and 3.20 metre ceilings
The spec sheet is short, but a few numbers stand out against the local average. Ceiling height reaches 3.20 metres, whereas many recent Dubai towers sit closer to 2.80 to 3 metres. Two elevators serve the building, and every apartment comes with a parking space. The architecture leans on clean vertical lines, detailed facade work and private terraces, with floor-to-ceiling glazing throughout. As for views, the brochure points to Jumeirah Garden City itself, Sheikh Zayed Road from the upper floors and, for some units, the Downtown skyline.
Studios below, penthouses on the roof
The unit mix runs from studio to two-bedroom, with no three-bedroom or family duplex option. That choice points to two buyer profiles. On one side, the rental investor targeting DIFC and World Trade Centre professionals, a five-minute drive away. On the other, single or coupled residents drawn to the name and to a small-scale building rather than a forty-storey tower. The rooftop penthouses, capped at two bedrooms, read more as upscale pieds-à-terre than family homes. Interiors favour a light palette and warm textures, though the brochure names no architect or materials supplier.
Shared kitchen and floating cinema on the podium
The brand shows up mostly in the shared spaces. On the ground floor, the Gourmet Lounge works like a residents' café, backed by a demonstration kitchen, a lounge and dining room, a digital library, a podcast corner and a coworking space. The podium's first level groups a 13 by 4.5 metre infinity pool, a floating cinema, a grill pavilion with barbecue garden and a Fauchon Gourmet Bar. There's also a gym, an outdoor fitness deck, a yoga space and an owners-only lounge. The pool stays modest in size, which fits the building's scale but rules out serious lap swimming.
City Walk three minutes away, DIFC five
Jumeirah Garden City spans a 9 million square metre masterplan between Sheikh Zayed Road and Al Wasl, targeted for completion by 2028 under the Dubai 2040 plan. The district, long made up of older villas, has opened up to freehold ownership for all nationalities, which explains the wave of residential construction there. From the building, City Walk sits three minutes away, DIFC, Dubai Mall, the Museum of the Future and the Trade Centre five minutes, and the international airport thirteen. Emirates Towers and World Trade Centre are the nearest metro stations. On the flip side, competition is fierce: several comparably sized projects are due for handover in the same area between 2026 and 2029.
Prestige One, a second hotel-brand licence
Prestige One claims more than twenty projects underway, thirteen locations and over 4,000 clients. The developer is also running a Hilton scheme in Dubai Maritime City in parallel, confirming a strategy built around hotel-brand licensing. It states a 100% occupancy rate across its delivered buildings, a figure worth checking project by project. The brochure also mentions a potential yield of up to 45%, a marketing line no cautious investor should take at face value without seeing the underlying math. Tracking construction milestones through to September 2028 will be the real test of reliability.

Jumeirah Garden City

Jumeirah Garden City is one of Dubai's most ambitious urban regeneration projects, transforming the heart of Al Satwa into a modern, mixed-use freehold district. Developed by Meraas Holding, this medium-density community stretches along Sheikh Zayed Road (E11), directly opposite the Dubai World Trade Centre and DIFC. With vertical residential towers, retail spaces, hotels and lush parks all taking shape, Jumeirah Garden City represents a rare chance to invest in a centrally located neighbourhood before it reaches maturity.
