About this project

154 studios and 41 triplex townhouses under one roof in Masdar

Out of Plaza's 348 units, 154 are studios. That's 44% of the scheme, a ratio that already points this project toward the rental market. Yet Reportage Properties has also included 41 four bedroom triplex townhouses, a format rarely found inside a residential block in Masdar City. The building sits on a 10,222 sqm plot and rises to 32 metres, with an occupied ground floor, six upper levels and a residential rooftop as well. Handover is set for December 2026, on a freehold basis.

44% studios, 12% townhouses

The breakdown of the mix tells the story. Alongside the 154 studios sit 96 one bedroom apartments and 57 two bedroom units, plus the 41 townhouses. The typical Type A studio comes in at 329 sq ft indoors, around 30.6 sqm, with outdoor space ranging from 2 to nearly 20 sqm depending on floor and orientation. The brochure states that units will be handed over fully furnished, with central air conditioning, double glazing, built in wardrobes and fibre optic connectivity. For a landlord, that means a unit ready to rent out from day one, with no furnishing budget to plan for.

Second attempt after The Gate

Reportage markets its townhouses as the only ones in the area, noting this is its second attempt after The Gate. In other words, the developer is repeating a formula it has already tested in Masdar City, not experimenting for the first time. These triplexes are spread across three levels, with terraces facing either the city or the internal gardens. The group positions itself around affordable, functional housing, a line it has rolled out in Abu Dhabi, Dubai and now Egypt. Plaza 2, its smaller sibling with 98 units in the same area, confirms that Reportage is building this location in successive phases.

3 Pearl rating and dedicated solar panels

The complex is targeting a 3 Pearl rating under Estidama, Abu Dhabi's own environmental assessment system. New builds are generally required to reach 1 Pearl, and Masdar City sets a higher bar for projects within its boundaries. Plaza relies on dedicated solar panels and renewable energy sources to cut consumption in the common areas. Double glazing throughout plays into the same equation, in a climate where air conditioning accounts for a large share of running costs. For an investor, this mainly translates into lower utility bills, a tangible selling point with tenants.

A square layout facing the pools

The building takes a square shape wrapped around a landscaped courtyard and its pools. This layout lets most units share comparable light exposure, rather than splitting the building into premium and secondary facades. The facades carry subtle arabesque patterns, in line with Masdar City's architectural vocabulary. Circulation runs through nine large elevators and three double height entrance lobbies, which spreads out traffic across 348 households. Covered parking totals 422 spaces, roughly 1.2 per unit.

Bocce, giant chess and three themed gardens

The amenities list goes well beyond the usual pool and gym combo. There's a bocce court, a giant floor chess set and an outdoor ping pong table. Three gardens are planned, each with its own purpose: a zen garden, an art garden and a yoga garden. The program also includes a large adult pool, a children's pool, a barbecue area and a dedicated pet zone, since pets are allowed. Bicycle racks and shaded seating areas round out a courtyard designed for use outside the hottest hours of the day.

Five minutes from the airport, ten from Khalifa City

Masdar City sits along Al Khaleej Al Arabi and Sheikh Zayed Bin Sultan roads, which feed into the rest of the emirate. Abu Dhabi International Airport is about a five minute drive away, Khalifa City, Al Raha Beach and its mall roughly ten minutes, and Yas Island fifteen. Schools, mosques, banks and shops are all within walking distance, according to the developer. This geography points to two distinct buyer profiles: airport and Masdar based employees for the studios, and families looking for space at a reasonable price for the townhouses. Plaza's bet rests on getting both to coexist within a single building.
