About this project

Six buildings on one plot: Reportage thinks bigger in Masdar City

Royal Park comprises 844 homes on a 27,047 sqm plot, roughly 2.7 hectares. Reportage Properties calls it its largest scheme in Masdar City to date. The project is made up of six identical residential clusters, with apartments, duplex penthouses and three-storey townhouses. Handover is set for December 2027. What really stands out, though, is the mix of unit types, which says a lot about who the developer has in mind as buyers.

522 one-bedrooms and zero three-bedrooms

The brochure breaks it down: 522 one-bedroom apartments, 170 two-bedroom units, 65 four-bedroom apartments, 42 four-bedroom penthouses and 45 four-bedroom townhouses. One-bedrooms alone make up close to 62% of the scheme. There is no three-bedroom option at all. Between the small rental-friendly units and the large family homes, Reportage has left out the middle ground entirely. For an investor, that means most of the stock will compete in the small-unit rental market, with strong internal competition once leasing begins. The 152 four-bedroom homes form a separate segment, far less exposed to that volume effect.

33 metres tall with two basement levels

Every building follows the same layout: two basement levels, a ground floor and eight residential floors, for a total height of 33 metres. Against the plot size, that works out to a density of about 310 units per hectare. That's high for Masdar City, though it fits with the area's relatively modest height limits. The basements house parking, and the brochure promises one private space per home. On finishes, the spec sheet lists double glazing, central air conditioning, fibre optic connections, built-in bedroom wardrobes and fully tiled bathrooms. The developer also notes that balcony depth varies by floor and orientation, a detail worth checking unit by unit.

Three minutes from the artificial intelligence university

The brochure's distance chart puts Royal Park 2 minutes by car from Masdar City Central Park, which some of the homes overlook. Mohamed bin Zayed University of Artificial Intelligence (MBZUAI) is 3 minutes away, Masdar's solar photovoltaic farm 5 minutes. Abu Dhabi International Airport is 10 minutes out, as is Masdar Park in Khalifa City. Al Raha Mall and Al Raha Beach are listed at 12 minutes, Ferrari World and Yas Island at 18 minutes. This proximity to MBZUAI and the airport partly explains the heavy weighting toward one-bedrooms: researchers, postgraduate students and airline crew form a clear tenant pool here.

Three-storey townhouses, lift optional

The 45 townhouses are laid out as ground floor plus two upper levels. All come with four bedrooms and can be fitted with an interior lift, offered as an option. That's a meaningful detail for families with elderly parents or young children, since it makes all three floors genuinely usable day to day. The 42 duplex penthouses take a different approach, built around upper floors and terraces. Together, these two product types account for just over 10% of the scheme. They will naturally be the scarcest on resale.

A pool and a giant chess set in every cluster

Reportage didn't centralise amenities in a single clubhouse: each residential cluster has its own facilities. These include a main pool, a kids' pool, a gym, play areas, shaded seating, barbecue zones and a giant chess set. Splitting things up this way keeps each pool less crowded, a practical point for a scheme with 844 homes. The brochure also claims the site enjoys cooler temperatures than surrounding areas. That's more a reflection of Masdar City's bioclimatic design, with its narrow, shaded streets, than a feature specific to this project.

Handover targeted for December 2027

The stated timeline leaves a little under two years between now and key handover. Since all six buildings are identical, phasing by cluster would make sense, but the brochure gives no detailed schedule. Reportage Properties, active in the UAE, Egypt, Turkey and Morocco, has built its name on affordable pricing and large unit counts. Royal Park follows that pattern while pushing upmarket on the larger formats. Like the rest of Masdar City, the project is open to freehold purchase by foreign buyers. Before signing, it's worth asking for the exact payment plan and a building-by-building construction schedule.
