A tower of 1 bedroom units topped with three pools, five minutes from Al Jaddaf metro station

Creek Views 4 offers almost a single unit type: the one bedroom apartment. The only exception in the building is a three bedroom penthouse placed at the top, alongside some retail space at ground level. Azizi Developments is building this freehold tower in Al Jaddaf, on the southern bank of Dubai Creek, between old Dubai and the Downtown towers. Handover is scheduled for December 31, 2028. The roof carries most of the developer's design effort, with three infinity pools facing the Creek and the skyline.

One bedroom units throughout, a penthouse at the top

This choice of a single unit type is deliberate. It targets a specific buyer, one looking for a property that is easy to rent out and resell, without spreading across studios and larger family layouts. The brochure describes open floor plans and kitchens delivered fully fitted, with appliances included. The three bedroom penthouse remains a standalone unit, and it will mostly serve as a showcase for the project. For an investor, this uniformity has two consequences: strong internal competition once units hit the rental market, but also very clear pricing benchmarks within the building.

Glass base, rounded and lit top

The building has three basement levels, a ground floor, four podium levels, fourteen residential floors and a roof. The lower floors feature glazed facades with balconies. Higher up, the volumes become rounded and include lighting built into their curved lines, which will give the tower a recognizable silhouette at night when seen from the Creek. Azizi calls it a "boutique tower": with fourteen occupied floors, the scale is indeed modest compared with the 40 plus floor projects common in the area. The four podium levels house parking and amenities, which sets the first apartments back from street level.

Three infinity pools instead of one

Most buildings of this size settle for a single rooftop pool. Creek Views 4 announces three, along with a solarium, which spreads usage better among residents. The rest of the amenities sit in the shared spaces: a private cinema, an indoor multipurpose room, a games lounge, a sauna and a steam room, and a shared gym. Families get a children's pool and two play areas, one indoor and one outdoor (a useful detail given Dubai's summer climate). The building also includes accessibility features for people with reduced mobility and 24 hour security with CCTV coverage.

Al Jaddaf, between Al Khail Road and the future line to Abu Dhabi

Al Jaddaf metro station, on the Green Line, is five minutes away. The Al Jaddaf Creek waterfront and the Palazzo Versace hotel are seven minutes away, while DXB international airport and Wafi Mall are ten minutes away. Dubai World Trade Centre is eleven minutes away, and Downtown and Dubai Mall are twelve minutes away. The brochure also highlights direct access to Al Khail Road and Sheikh Zayed Road. It further mentions the neighborhood as the future location of the high speed rail link to Abu Dhabi. This is a point worth watching, since it depends on the timeline of a public project the developer does not control.

The fourth entry in a familiar Al Jaddaf series

The number in the name says it all: this tower belongs to the Creek Views series that Azizi has been developing in the neighborhood. The developer is repeating a formula it knows well here, built on mid sized buildings, compact units and a dense set of amenities. The intended buyer profile is fairly clear: young professionals working at DIFC, at the World Trade Centre or near the airport, and investors seeking long term rentals close to the metro. The play areas and children's pool broaden the target to include couples with a young child, even though a one bedroom unit will quickly show its limits for a family. Before signing, buyers would do well to compare with the other Creek Views towers already on the secondary market, which give a concrete sense of the rents being achieved in the area.
