About this project

Not a single studio: in Al Jaddaf, Pinnacle is built for households of two to five people

Of the 176 units at Binghatti Pinnacle, 96 are two-bedroom apartments. The remaining 80 split between 48 one-bedrooms and 32 three-bedrooms, with no studios at all. In an area where Binghatti Developers has often filled its towers with small units, this choice changes the nature of the product. The building stacks four basement levels, a ground floor given over to retail, sixteen residential floors and a rooftop, on a plot of 2,827.54 square metres (30,435 square feet) fronting Oud Metha Road. Handover is scheduled for 28 February 2026, on a freehold basis. The brochure mentions "family living" on nearly every page, and for once the floor plans back up the marketing line.

Eleven apartments per floor, from level 1 to level 16

The math checks out: 16 floors multiplied by 11 units gives the 176 homes advertised. Each typical floor repeats the same layout, with 3 one-bedrooms, 6 two-bedrooms and 2 three-bedrooms. The plans show two slightly different sequences (floors 1 to 9, then 10 to 16), but the unit mix stays the same across both. Corridors measure 1.80 metres wide and the lift lobby reaches 3 metres, served by four cabs for eleven doors. Several two-bedroom units come with a walk-in closet and two bathrooms, some one-bedrooms include a guest toilet, and every unit opens onto a balcony. A central void topped by a skylight at roof level brings daylight into the common corridors.

Half the density of Ghost or Starlight

Measured against plot size, Pinnacle fits roughly 62 apartments per 1,000 square metres of land. Ghost by Binghatti, in the same district, packs in close to 118 units on 6,507 square metres, and Binghatti Starlight around 124 on 4,117 square metres. The gap comes down to unit mix: while its neighbours count their studios by the hundred, Pinnacle spreads fewer doors across larger floor areas. For a landlord, that points to a different tenant profile, one that is more stable and less geared toward short-term rentals. For an owner-occupier, it means fewer neighbours per floor and less pressure on shared spaces.

Travertine, brass and black glass in the lobby

The brochure spells out the lobby's material palette with a level of detail unusual for this developer. It lists travertine, a beige fabric, tinted marble, black glass and brass. Inside the apartments, solid timber sits alongside wood veneer, mirror, porcelain and ceramic tile, with brass accents echoing the lobby finishes. On the facade, Binghatti sticks with its signature reflective glazing, described here as "crystalline," paired with simpler massing than its signature towers in Business Bay. A glazed partition 1.80 metres high shows up in some plans, though its exact purpose isn't specified.

One pool and one gym for 176 households

The amenity list stays compact, which fits the building's scale. It includes an infinity pool with a sun deck, a terrace set up with seating areas, and an indoor gym. Landscaped grounds, walking paths and relaxation zones round out the offering. Parking is covered and spread across the four basement levels, with security handled through access control and CCTV. The ground-floor retail should cover some day-to-day needs, though it's not meant to function as a neighbourhood mall.

Oud Metha Road, three minutes from Downtown

The Oud Metha Road address puts the building roughly three minutes by car from Burj Khalifa, Dubai Mall, Dubai Opera and Al Jaddaf Walk, according to the developer. Dubai Frame is four minutes away and Museum of the Future five. Ras Al Khor Wildlife Sanctuary sits eight minutes out, Meydan Racecourse ten, and Dubai Creek Harbour is within easy reach. These off-peak drive times are the developer's own estimates. Still, they reflect a real geographic fact: Al Jaddaf sits between the Creek and the city centre, with rents generally running below Downtown levels.

A developer rated BB- by Fitch

Binghatti claims over 80 projects worth more than AED 70 billion, and more than 12,000 units handed over. The company holds a BB- rating from Fitch and Ba3 from Moody's, both speculative-grade ratings but uncommon for a privately held developer in the emirate. Its strategy spans both the mass-market segment and the ultra-luxury end, with towers co-branded with Bugatti, Mercedes-Benz or Jacob & Co. Pinnacle clearly belongs to the first category. It's one of many buildings the developer has delivered in Al Jaddaf, a district where Binghatti has racked up enough completed projects for a buyer to walk through comparable finished units before committing.

Al Jaddaf

Al Jaddaf

Al Jaddaf takes its name from an Arabic word meaning “the rower.” The name is a nod to the days when its shoreline was lined with yards building traditional dhows. Set on the western bank of Dubai Creek, between Oud Metha, Dubai Healthcare City and the Business Bay extension, the district blends maritime heritage with contemporary towers. The Mohammed Bin Rashid Library, two metro stations and a growing stock of new apartments make Al Jaddaf Dubai property appealing to both residents and yield-focused investors.
