About this project

In Al Jaddaf, Binghatti Ivory bets on the separate bedroom rather than the studio

Out of Binghatti Ivory's 331 apartments, only 76 are studios. Elsewhere in the district, Binghatti has often gone the other way, with towers where small units dominate the mix by a wide margin. Here, the core offering is the one-bedroom apartment, backed by a balanced share of two-bedroom units. The building sits on a 3,088 sqm plot (33,242 sq ft) and has twenty residential floors, a single ground-floor retail unit and a rooftop amenity level. Binghatti Developers has set handover for March 2026, on a freehold basis. For investors, this points to a product better suited to long-term leasing than to quick flips.

177 one-bedroom units, more than half the building

The brochure's technical sheet is specific: 76 studios, 177 one-bedroom apartments and 78 two-bedroom units. One-bedrooms therefore account for 53% of the scheme, with studios and two-bedrooms splitting the remainder almost evenly. There are no three-bedroom units or penthouses, which narrows the pool of family buyers but keeps the product easy to read. The typical floor plan shows one-bedroom units with a kitchen, living room, dining area, bathroom and balcony. The two-bedroom units feature two master suites, a layout popular with flatmates and with couples who want to use one room as a home office. The mix clearly targets young professionals or couples commuting between Downtown, DIFC and Dubai Healthcare City.

Travertine, copper and metal mesh in the lobby

The brochure breaks down materials space by space, a level of detail rarely seen in marketing documents. The lobby combines metal mesh, travertine and copper. Inside the apartments, expect mirrors, wood-look porcelain, black tinted glass, brushed brass and tobacco-toned oak. Bathrooms pair what the brochure calls exotic green porcelain with travertine and the same oak finish. That green tone stands out against the white and grey interiors that dominate Dubai's standard output, giving the project a look that's easy to spot in rental listing photos. It remains to be seen at handover whether the finishes match the renderings, since the developer reserves the right to change materials and dimensions.

Two basements, three podiums and five elevators

The structure reads as 2B + G + 3P + 20 + roof: two basement levels, a commercial ground floor, three podium levels for parking, then the twenty residential floors. Parking therefore spans five levels in total, a reasonable allocation for 331 units in a district where driving remains the main way to get around. The first-floor plan shows five elevators, working out to roughly 66 units per lift. Density here is well below that of Ghost by Binghatti, which packs 770 units onto a plot twice the size. With just one ground-floor retail unit, the on-site commercial offering stays minimal.

Separate pools, cabanas and a soundproofed gym

The plans show a separate adult pool and kids' pool, flanked by two cabanas. The gym has acoustically isolated flooring and ceiling, a practical detail given its proximity to residential units. Men's and women's changing rooms with showers and lockers round out the amenities. The project description also mentions a mini-golf area and landscaped recreational space, not to be confused with a full golf course. The amenity package stays modest overall, but it covers what a tenant comparing buildings in the area would expect.

One more address in Binghatti's Al Jaddaf portfolio

Binghatti claims more than 60 projects, a cumulative value above AED 40 billion and 20,000 units delivered before 2024. In Al Jaddaf, Ivory joins Ghost, Starlight, Twilight and Creek Views 3, creating competing supply under the same brand. Buyers will want to compare unit mixes: Ivory is the least studio-heavy of this lineup. On location, the brochure lists Al Jaddaf Walk at two to three minutes away, Dubai Frame and the Museum of the Future at four to six minutes, and Burj Khalifa and The Dubai Mall at three to five minutes by car. Al Jaddaf metro station, on the Green Line, appears on the district map.

Al Jaddaf

Al Jaddaf

Al Jaddaf takes its name from an Arabic word meaning “the rower.” The name is a nod to the days when its shoreline was lined with yards building traditional dhows. Set on the western bank of Dubai Creek, between Oud Metha, Dubai Healthcare City and the Business Bay extension, the district blends maritime heritage with contemporary towers. The Mohammed Bin Rashid Library, two metro stations and a growing stock of new apartments make Al Jaddaf Dubai property appealing to both residents and yield-focused investors.
