Jaddaf Beach Oasis

An artificial beach set between Al Khail Road and the Creek

Al Jaddaf has no beach. The district sits along Dubai Creek, a waterway lined with quays and shipyards, far from the sand of Jumeirah. Azizi Developments decided to build one anyway: Jaddaf Beach Oasis is organised around a lagoon-style pool, described in the marketing material as a "central beach." The scheme comprises two twin towers, with studios, one-bedroom apartments and four-bedroom penthouses, and a handover date set for 31 December 2028. The whole project rests on this bet: sell a resort-style setting in a district whose real strength is its location between Downtown, the airport and the World Trade Centre.

Two identical towers, four basement levels

Each building follows the same stacking: four basement levels, a ground floor, two podium levels, fifteen residential floors and a roof. The result is a mid-sized building, well below the Business Bay towers visible across the Creek. The four basement levels are a costly choice, one that frees up ground space for the pool and gardens rather than parking ramps. The architecture leans on rounded lines and curved balconies with glass balustrades, a signature Azizi has used across several of its recent projects. The design stays understated and doesn't chase a striking silhouette.

No two or three bedroom units

The unit mix says more than the facade does. Jaddaf Beach Oasis jumps straight from studios and one-bedroom apartments to four-bedroom penthouses, with nothing in between. The smaller units are clearly aimed at rental income, whether long-term (professionals working at DIFC or the World Trade Centre) or short-term for travellers drawn by the nearby airport. The penthouses target a handful of buyers willing to pay for the top floor and open views. Average families, who typically look for two or three bedrooms, are not the target market here, despite the presence of a children's pool and play areas. Ground-floor retail rounds out the offering.

The lagoon pool and what surrounds it

The lagoon pool anchors the podium layout. It comes with a sun deck, cabanas, barbecue areas and lounge zones, making it more of a hangout spot than a simple lap pool. Children get a separate pool and two play areas, one indoor and one outdoor, a useful detail when temperatures climb past 40°C in summer. Indoors, there's a private cinema, a multipurpose hall, a sauna and a steam room, plus separate gyms for men and women. Walkways and a landscaped garden tie the whole layout together.

Ten minutes from DXB, five from the metro

The brochure quotes roughly five minutes to Al Jaddaf station on the Green Line. Wafi Mall is seven minutes away, while Downtown Dubai, the Dubai World Trade Centre, Al Jaddaf Waterfront and DXB international airport are all about a ten-minute drive. Quick access to Al Khail Road and Sheikh Zayed Road puts both of the city's major north-south routes within easy reach, without cutting through the most congested areas. For a tenant who travels often, that airport proximity counts for more than the pool. It's also what sets Al Jaddaf apart from actual beachfront districts that sit further out, such as Dubai South.

Azizi and its lagoon formula

This isn't Azizi Developments' first artificial pool. The developer has already built its sales pitch around lagoons on projects such as Azizi Riviera in Meydan and Azizi Venice in Dubai South. In Al Jaddaf, it applies the same formula at a smaller scale, on a dense urban plot. The timeline (end of 2028) leaves little slack given the four basement levels still to be excavated, and buyers would do well to track progress on the substructure. Freehold status opens the purchase to foreign buyers, as is the case across most of Dubai's newer residential areas.
